Quartiersentwicklung der Angler-/ Heimeranstraße bestehend aus sechs zusammenhängenden Gebäuden aus den Jahren 1901 bis 1987 sowie einer gemeinsamen Tiefgarage Gegenstand des VgV-Verfahrens ist die umfassende Modernisierung des Münchner Wohnen Quartiers der Angler-/ Heimeranstraße, bestehend aus sechs zusammenhängenden Gebäuden aus den Jahren 1901 bis 1987 sowie einer gemeinsamen Tiefgarage. Der Gebäudebestand befindet sich in innenstädtischer Lage im Erhaltungssatzungsgebiet Schwanthalerhöhe (Flst. 8473/8) mit einer Grundstücksfläche von 2.861 m². Das Rückgebäude der Heimeranstraße 68 wurde 2024 unter Denkmalschutz gestellt, der restliche Bestand weist unterschiedliche Bauweisen und -zustände auf. Insgesamt umschließt das Quartier eine Geschossfläche (GF) von ca. 11.900 m² (oberirdisch ca. 9.150 m²). Davon sollen ca. 2.820 m² Geschossfläche von Gewerbe zu Wohnen umgenutzt werden. Die Gesamtwohnfläche von ca. 5.880 m² GF ist mit 60 % für München Modell Mietwohnungen (MMM) und mit 40 % für freifinanzierte Mietwohnungen vorgesehen. Das Projekt ist eines der Pilotprojekte, der sogenannten „Wohnlaboren“, die von der Landeshauptstadt München begleitet werden. Es werden hierzu drei unterschiedliche Wohnkonzepte entwickelt; Wohnen und Arbeiten, Starter Wohnen und Atelierwohnungen. Für das Gewerbe sind ca. 3.940 m² GF zu berücksichtigen. Hinzu kommt ein Anbau von ca. 230 m² GF nordseitig des Grundstücks. Die Freianlagen betreffen die zwei Innenhöfe, den Hinterhof an der Nordseite des Grundstücks sowie die Dachgärten und Dächer. Die Quartiersentwicklung wurde zudem als Pilotprojekt des „Gebäudetyps_e“ der Bayerischen Staatsregierung ausgewählt. Ebenso wird das Projekt als Einzelmaßnahme vom Bayerischen Städtebauförderungsprogramm gefördert. Insgesamt zielt die Städtebauförderung darauf ab, ein integratives und zukunftsfähiges Stadtbild zu gestalten, das sowohl sozialen als auch ökologischen Anforderungen gerecht wird. Das Quartier soll in zwei Bauabschnitten bis 2031 fertigstellt werden.
