Description

Die WBM (Wohnungsbaugesellschaft Berlin-Mitte mbH) wird ihr bestehendes ERP-System, Wodis Sigma, bis zum 31. Dezember 2027 ablösen, da das System vom Hersteller Aareon aus der Wartung genommen wird. Daher soll ein neues, innovatives und im Bereich Wohnungswirtschaft anpassbares ERP-System ausgeschrieben und implementiert werden. Start der Implementierung ist für Mai 2026 vorgesehen, um einen reibungslosen Übergang des Altsystems auf das neue System zum 01.01.2028 zu gewährleisten. Das neue ERP-System - ERP-System SAP S/4HANA - soll die WBM langfristig und zukunftsgerichtet aufstellen. Es wird angestrebt, durch den Einsatz modernster Technologien und innovativer Ansätze die Effizienz und Flexibilität der Unternehmensprozesse zu steigern. Neben gängigen Standards, offenen Schnittstellen und leistungsstarken Datenstrukturen soll zukünftig auch die Integration Künstlicher Intelligenz (KI) Beachtung finden. Bei der Auswahl des neuen Systems müssen sämtliche Belange einer kommunalen Wohnungsbaugesellschaft in Berlin berücksichtigt werden. Dies umfasst sowohl die spezifischen Anforderungen an die Verwaltung von Wohnraum und Gewerbe als auch vor allem die gesetzlichen Vorgaben und Richtlinien, die für die WBM zwingend oder von Bedeutung sind. Zusätzlich sind Konzepte für folgende Sachverhalte zu erstellen und anzubieten: o Steuerliche Optimierung o Interessentenverwaltung o Mieterportal o Anbindung eines Kleinreparaturmanagements o Datenmigration o Schulungen o Konzept zur BeKo-Abrechnung im Übergangsjahr o Konzept zur Einhaltung der GoBD und einer ordnungsgemäßen Buchführung sowohl steuerrechtlich als auch handelsrechtlich (§§ 145 bis 147 AO / §§238ff. sowie 257 HGB) Neben der Erstellung des Pflichtenheftes und der Implementierung sind maßgeblich Schulungen und die System- und Anwenderdokumentation Inhalt der Beauftragung.
