Gegenstand der Ausschreibung ist die statische Fachplanung (Tragwerksplanung) zum Zwecke der Neuerrichtung einer dreigruppigen Kindertagesstätte in Verbindung mit einem Gymnastikraum und Wohnbebauung im Ortsteil Lotte-Halen auf dem Flurstück 623 (Gemarkung Wersen, Flur 3) mit Stellplätzen im Außenbereich der Anlage. Gegenstand der Beauftragung sind die stufenweise Beauftragung der Leistungsphasen (LPH) 1 bis 6 und weiterer besonderer Leistungen. Gegenstand der Ausschreibung ist die statische Fachplanung (Tragwerksplanung) zum Zwecke der Neuerrichtung einer Kindertagesstätte in Verbindung mit einem Gymnastikraum und Wohnbebauung im Ortsteil Lotte-Halen auf dem Flurstück 623 (Gemarkung Wersen, Flur 3) mit Stellplätzen im Außenbereich der Anlage. Die Gemeinde Lotte hat nach Durchführung intensiver Bestandsanalysen festgestellt, dass die dreigruppige Kindertageseinrichtung und die anliegende Bewegungshalle im Ortsteil Lotte-Halen zustandsbedingt und funktional abgängig sind. Im Rahmen eines Architektenworkshops hat die SWTE Kommunal GmbH & Co. KG auf Anfrage und in Zusammenarbeit mit der Kommune eine Planungsvariante als Grundlage für den Aufbau einer Wirtschaftlichkeitsberechnung sowie als Entscheidungsvorlage für die politischen Vertreter der Gemeinde Lotte entwickelt. Der Gemeinderat hat zugestimmt, dass die SWTE Kommunal GmbH & Co. KG das folgende Umsetzungskonzept realisiert: Insgesamt soll im Erdgeschoss eine Kindertageseinrichtung mit 3 Gruppen (eine Gruppe je Gruppenform) mit einem angeschlossenen Mehrzweck- und Gymnastikraum entstehen. Ein Teil des Gymnastikraums soll in den Öffnungszeiten der Kindertageseinrichtung für diese zur Verfügung stehen und durch eine Trennwand zu separieren sein. Der ortsansässige Sportverein soll in den Abendstunden den gesamten Gymnastikraum und während der Öffnungszeiten den nicht-separierten Teil für ihre Sportangebote nutzen können. Im Obergeschoss der Kita sollen sechs Wohneinheiten mit einer Wohnfläche von jeweils zwischen 50 - 80 m² geschaffen werden.
