Description

Die Charite - Universitätsmedizin Berlin, Augustenburger Platz 1, 13353 Berlin, beabsichtigt die Errichtung eines zukunftsweisenden Neubaus für das Deutsche Herzzentrum der Charite (DHZC) im südwestlichen Bereich des Campus Virchow-Klinikum (CVK). In dem geplanten Neubau werden die Zentrale Sterilgutversorgung (ZSVA) und die Zentrale Notaufnahme (ZNA) untergebracht. Auf dem Dach des Gebäudes wird ein Hubschrauberlandeplatz errichtet. Gegenstand des Auftrags sind Bauleistungen der lufttechnischen Anlagen für das DHZC, inkl. anteilige Planungsleistungen (Bauablaufkonzept) sowie innovative Vorschläge zu wirtschaftlicheren/modularisierten Ausführungsalternativen (Ausführungskonzept). Die Bauleistungen werden in 2 Bauabschnitte Sockel und Turm unterteilt, welche in Teilen parallel ausgeführt werden. Gegenstand der hiesigen Ausschreibung sind die Bauleistungen betreffend den Bauabschnitt des Sockels. Bauteilübergreifende Anlagen, wie Rauchschutzdruckanlagen, Entrauchungsanlagen und Sonderabluftanlagen sind Bestandteil der hiesigen Ausschreibung. Im Übrigen wird die Trennung über die Etagen U2 bis E05 und E6 bis E17 umgesetzt. Mit Beginn der Leistungserbringung erhält der Unternehmer den fertiggestellten Rohbau für die Sockelgeschosse einschl. der dichten Gebäudehülle. Die Befestigungskonstruktionen für die obere Trassenlage bei Ringleitungen, Rohrkeller, Flurinstallationen sind Bestandteil eines separaten Gewerkes. In Schächten werden die Befestigungskonstruktionen über Profilschienen als Betoneinlegearbeiten vom Rohbauer ausgeführt. Die ausgeschriebenen Bauleistungen umfassen die Lufttechnischen Anlagen für den Sockel (Ebenen U2 bis E05) für das neu errichtete Gebäude des DHZC Darüber hinaus wird die RDA sowie Entrauchungsanlage und die Prozessabluftanlage bis in die Ebene E17 (für das ganze Gebäude) aus Funktionalitätsgründen mit eingeschlossen. Die AG erwartet Planungsleistungen, die der Optimierung der Bauabläufe und des Inbetriebnahmemanagements sowie der Sicherung des Risiko- und Störungsmanagements und die Ausführungsarten technisch und unter Gesichtspunkten der Nachhaltigkeit optimieren. Im Rahmen des Verhandlungsverfahrens werden die Bieter Gelegenheit erhalten, Optimierungsvorschläge gegenüber der im Leistungsverzeichnis vorgesehenen Ausführung zu unterbreiten. Dabei soll die Vorfertigung von modularisierten Systemen im Fokus stehen. Die AG wird die von den Bietern eingereichten Optimierungsvorschläge in technischer und wirtschaftlicher Hinsicht prüfen. Kommt ein Optimierungsvorschlag nach dieser Prüfung zur Realisierung in Betracht, wird die AG dessen Berücksichtigung im Vergabeverfahren ermöglichen. Dies soll dadurch erfolgen, dass sie die betroffenen Leistungen im Leistungsverzeichnis (teil-)funktional ausgestaltet, sodass unterschiedliche Ausführungsvarianten angeboten werden können. Es bestehen gesonderte Anforderungen nach dem Berliner Ausschreibungs- und Vergabegesetz (BerlAVG), siehe Vergabeunterlagen.
