Objektplanung § 34 HOAI LPH 1-5 für Generalinstandsetzung und Erweiterung zu einer ganztagsgerechten 4-zügigen Grundschule gem. Standardraumprogramm der Grundschule am Dom-Pedro-Platz 2, 9. Stadtbezirk, München Neuhausen-Nymphenburg. Ausgangssituation: Die Grundschule am Dom-Pedro-Platz 2 ist ein denkmalgeschütztes Gebäude in Massivbauweise aus den Jahren 1899/1900 und steht zudem unter Ensembleschutz. Das Gebäude besteht aus einem Erdgeschoss im Hochparterre, zwei Obergeschossen, einem Teil ausgebautem Dachgeschoss sowie einem Kellergeschoss im Souterrain. Derzeit ist die Schule 5 ½-zügig organisiert und in einem klassischen Flurtyp-Grundriss untergebracht. In der Schule befinden sich außerdem eine Sporthalle im Dachgeschoss, ein Gymnastikraum im 1. Obergeschoss, sowie die THV-Wohnung. Die Pausenflächen liegen auf dem schuleigenen Grundstück. Die Außensportflächen der Grundschule befinden sich auf dem Flurstück 546/2 auf der gegenüberliegenden Straßenseite und sind über die Dom-Pedro-Straße erschlossen. Die bestehende Schule soll zu einer 4-zügigen ganztagsgerechten Grundschule nach Münchner Lernhauskonzept geplant werden. Küche und Mensa müssen hierfür ertüchtigt und erweitert werden. Hierfür ist ein Erweiterungsbau als Neubau erforderlich. Darüber hinaus weist die Grundschule zahlreiche bauliche Mängel auf: Brandschutzmängel in den Abhangdecken, Mazeration an der Dachhaut, Schadstoffbelastung, punktuelle Feuchteprobleme an Außenwände, Überhitzung der 1-fach Sporthalle im Dachgeschoss, Tragkonstruktion im Gymnastikraum im 1.OG. Zur Verbesserung der Raumqualität ist eine Nachrüstung einer neuen Lüftungsanlage in sämtlichen Klassenräumen erforderlich. Des Weiteren sind aktuell die ELT-Technikflächen mangelhaft. Es ist erforderlich im gesamten Gebäude Platzbedarf für ELT-Technikfläche zu schaffen. Die Umsetzung soll in einem Bauabschnitt erfolgen. Dafür wird die gesamte Schule für die Bauzeit an einen anderen Standort verlagert. Die Organisation der Auslagerung ist nicht Bestandteil der Planung.
