Description

Tilaajan tarkoituksena hankkia yhteistyökumppani, jonka avulla saadaan varmistettua VAV konsernin kiinteistöjen lasirakenteisten parvekekaiteiden ja luhtikäytävien lasikaiteiden turvallisuus ja kunto. Hankinnan laajuus on kuvattu liitteinä olevissa asiakirjoissa. Tarkastuksen alaisia kohteita on yhteensä 44 kpl, joissa on 2786 asuntoa. Kohteet ovat VAV Asunnot Oy, VAV Palvelukodit Oy ja VAV Yhtymä Oy omistamia. Kohteet sijaitsevat eripuolilla Vantaan kaupunkia. Kohteet on jaettu neljään (4) ryhmään. Tarjouksen voi antaa kaikkiin tai osaan ryhmistä. Toimeksiannon vertailuperuste on ryhmäkohtainen kokonaishinta. Laskutus tapahtuu kohdekohtaisesti toimijan täyttämän tarjoustaulukon perusteella. Tarkastus tehdään noudattamalla ”Pääkaupunkiseudun rakennusvalvontojen suositukset ja ohjeet parvekkeiden lasikaiteiden tarkastuksista" (liite 2) ja RT 103757 -kortin ohjetta. Kustakin kohteesta laaditaan tilaajalle tarkastusraportti, jossa esitetään kunkin lasikaiteen tarkastuksen tulos sekä ehdotetut jatkotoimenpiteet. Sopimuksessa noudatetaan KSE 2013. Toimeksiannon veloitusperuste on kokonaispalkkio. Toimeksiannossa ei korvata: ”5.4 Erityiset korvaukset”, ”5.5 Kulut” (kuten esim. mahdolliset nostinkulut) ja ”5.6 Matkakustannusten ja matka-ajan korvaukset” vaan ne tulee sisältyä tarjoushintaan. Mikäli ryhmän parvekkeiden ja luhtikäytävien yhteenlaskettu lasikaiteiden toteutunut määrä on suurempi kuin tarjouspyynnössä esitetty asuntomäärä, on toimijalla oikeus lisäkorvaukseen yksikköhinnalla (yksikköhinta=ryhmän tarjoushinta / ryhmän asuntomäärä tarjouspyynnössä). Tilaajalla ei välttämättä ole kaikista vanhimmista kohteista parvekesuunnitelmia saatavilla. Laskutus tapahtuu ryhmä kohtaisen maksuerätaulukon mukaisesti, jossa yksi kohde on yksi maksuerä. Toimijan tulee laatia kohdekohtaisesti asukastiedote tarkastuksesta (esim. aikataulu, toimenpiteet kohteessa). Tilaaja hoitaa jakelun asukkaille. Parvekkeiden ja luhtikäytävien lasikaiderakenteiden tarkastus.
