Neubau KiTa Birkesdorf am Standort "An der Festhalle" Die Stadt Düren vertreten durch das Amt für Gebäudemanagement beabsichtigt eine Kindertagesstätte neu zu errichten. Das gesamte Gebäude soll den aktuellen Anforderungen und Vorschriften an eine moderne Kindertagesstätte gerecht werden und nachhaltig umgesetzt werden. Auf dem ehemaligen Sportplatz hinter dem Parkplatz der Festhalle Birkesdorf soll die moderne, sechsgruppige Kindertagesstätte für 120-135 Kinder errichtet werden. Der Neubau soll in Holzmodul bzw. Holzelementbauweise errichtet werden. Die Prinzipien der Zirkulärwirtschaft sollen berücksichtigt werden. Das großzügige Grundstück bietet ausreichend Platz sowohl für das Gebäude als auch für Freiflächen, die den Kindern optimale Spiel- und Lernmöglichkeiten im Freien bieten. Das Projekt soll in low-tec Bauweise umgesetzt und auf möglichst wenige Materialien reduziert werden. Das zu bebauende Grundstück ist eine Teilfläche eines großen Flurstückes, das ehemals als Fußballplatz genutzt wurde. Aufgrund dieser vorherigen Nutzung besteht die Möglichkeit, dass der Boden belastet sein könnte. Ein besonderes Merkmal dieses Grundstücks ist, dass unterhalb des geplanten Gebäudes früher der Mühlenteich floss, welcher inzwischen zugeschüttet wurde. Diese historischen Gegebenheiten werden bei der Planung und Durchführung des Bauprojekts berücksichtigt, um eine sichere und nachhaltige Nutzung des Geländes zu gewährleisten. Der Auftragnehmer schuldet insgesamt eine komplette, funktionstüchtige, mangelfreie, termingerechte und betriebsfertige Gesamtleistung (Planungs- und Bauleistungen) einschließlich sämtlicher, über die auftraggeberseitig mit der Ausschreibung zur Verfügung gestellten und gemäß der funktionalen Leistungsbeschreibung noch zu erbringenden Planungsunterlagen hinausgehenden, erforderlichen Planungs- und Ingenieurleistungen sowie Leistungen von Sonderfachleuten.
