Die Gebäudeautomation umfasst die Einbindung und Vernetzung der technischen Anlagen zur zentralen Überwachung, Steuerung und Regelung des Gebäudebetriebs. Hierzu gehören die Installation der Automationsstationen, die Anbindung von Sensoren und Aktoren, die Umsetzung der Regelungsfunktionen sowie die Visualisierung und Bedienung der Anlagen. Ziel ist ein sicherer, transparenter und energieeffizienter Betrieb mit vollständiger Dokumentation und Übergabe an den Nutzer. Nebenangebote werden nicht zugelassen. Nachunternehmerleistungen und Bietergemeinschaften sind zugelassen. Mehrere Hauptangebote sind nicht zugelassen. Fehlende Unterlagen, deren Vorlage mit Angebotsabgabe gefordert waren, werden nicht nachgefordert. Angebotsfrist: 20.07.2026 Bindefrist: 17.09.2026 Die Gebäudeautomation umfasst die Integration von Heizungs-, Lüftungs- und Sicherheitsanlagen über BACnet/IP sowie Modbus RTU. Die Ansteuerung und Überwachung der Brandschutzklappen erfolgt über Modbus-BSK-Module mit Rückmeldungen gemäß VDI 3814 und Einbindung in die ISP-Steuerungen. Muster sind nicht vorgesehen. Die Bedieneinrichtungen werden als Touchdisplays größer/gleich 7 Zoll mit Farb- und Klartextanzeige gemäß VDI 3814 in den Schaltschranktüren der Automationsstationen ISP 01 bis 03 ausgeführt. Die Automatisierungseinrichtungen bestehen aus den Automationsstationen ISP 01.1, 02, 03 sowie ISP 01 KGS mit BACnet/IP-Kommunikation. Die zugehörigen Schaltschränke werden mit USV, Überspannungsschutz, Feldbus- und M-Bus-Schnittstellen ausgestattet und EMV-gerecht nach DIN 18386 Abschnitt 2 aufgebaut. Standorte sind: ISP 01.1 ZFT OG (Abstellraum), ISP 02 ALS 2 UG (Heizungsraum), ISP 03 ALS 1 UG (Heizungsraum) sowie ISP 01 KGS UG (Heizungsraum). Die Visualisierung erfolgt lokal über die Touchdisplays mit Trend- und Parameteranzeige; zusätzlich wird die Anbindung an die zentrale GLT der Stadt Schleiden über BACnet/IP vorbereitet. Die Feldverkabelung erfolgt 1:1 zwischen Sensoren, Aktoren und Automationsstationen, die Busverkabelung entsprechend der Systemtopologie (BACnet/IP über Ethernet, Modbus für BSK-Module). Die Anforderungen an EMV sowie Überspannungs- und Geräteschutz werden gemäß DIN 18386 Abschnitt 3.1 umgesetzt. Die Automationsstationen sind EMV-geprüft nach EN 61000-6-2/-6-4 und mindestens in Schutzart IP 43 gemäß DIN EN 60529 ausgeführt. Anforderungen aus dem Brandschutzkonzept werden durch die funktionale Einbindung der Brandschutzklappen in das Automationssystem erfüllt.
