Die Mensa Süd ist eine Landesliegenschaft, welche 1999 neu gebaut wurde und durch das Studierendenwerk Rostock-Wismar genutzt wird. Die Mensa hat die Aufgabe, Studierende zum sozialverträglichen Preis (und im Rahmen freier Kapazitäten auch Hochschulbedienstete zum angemessenen Preis) zu versorgen. Die Mensa Süd ist die größte Mensa in Rostock mit aktuell bis zu 2.200 Portionen am Tag. Darüber hinaus werden auch Außenstellen mit Essen versorgt. Insgesamt wird daher eine Produktionskapazität von bis zu 2.500 Portionen am Tag angestrebt. Die Mensa Süd ist die einzige Versorgungseinrichtung für Studierende am Campus Südstadt der Universität Rostock. Sie versorgt zudem die Universitätsbibliothek im Nachbargebäude ganztägig. Sie soll auch während der Bauzeit über eine Interim-Mensa durchgängig betrieben werden. Aufgrund des Alters der Mensa und des aktuell problematischen baulichen und technischen Zustands wurde 2023 eine Machbarkeitsstudie erarbeitet. Diese zeigt neben den altersbedingten baulichen und technischen Mängeln auch erhebliche funktionale Mängel auf, so dass eine ursprünglich geplante schrittweise Sanierung nicht mehr zielführend ist. Die umfangreiche Machbarkeitsstudie belegt den Bedarf einer Vollsanierung bzw. eines Neubaus sowie die Notwendigkeit einer kurzfristigen Bereitstellung einer Interim-Lösung. Im Ergebnis bestätigen die Machbarkeitsstudie und eine umfassende Variantenuntersuchung die Variante, welche die Aufstellung einer Container-Interim-Mensa auf dem Parkplatz gegenüber (B-Plan Pulverturm) mit anschließendem Neubau der Mensa am gleichen Standort vorsieht, als die wirtschaftlichste Variante.
