Umbau und Sanierung Ev. Gemeindehaus - Objektplanung Gebäude- und Innenräume Gegenstand sind Leistungen der Objektplanung Gebäude und Innenräume gemäß §§ 33 ff., 34 HOAI 2021 für den Umbau und die Sanierung des ehemaligen Evangelischen Gemeindehauses in Plankstadt. Das Gebäude wurde 1925 errichtet und in den Jahren 1957, 1983, 1984 und 1995 umgebaut. Erdgeschoss und Untergeschoss sollen für die Ganztagsbetreuung von Grundschulkindern der Friedrichschule umgebaut und ertüchtigt werden. Vorgesehen sind insbesondere Betreuungsbereiche, Mensa/Essensausgabe, Küchenfunktionen und Neben- bzw. Sanitärbereiche. Ein geringer Teil der Nutzung dient der Speisenversorgung einer Kindertageseinrichtung. Zugleich ist eine energetische Sanierung der Gebäudehülle des Gesamtgebäudes vorgesehen, insbesondere Dach, Fassade sowie Fenster/Türen. Die haustechnischen Anlagen sollen erneuert und das Gebäude an die Nahwärmeversorgung angeschlossen werden. Die beiden Obergeschosse enthalten vermietete Wohnungen und stehen für den Umbau der Betreuungsnutzung nicht zur Verfügung. Der derzeitige Gesamtinvestitionsrahmen beträgt nach den Projektunterlagen der Auftraggeberin ca. 3.275.000 EUR brutto. Die Kosten werden im Projektverlauf fortgeschrieben und konkretisiert. Für den Ganztagsausbau liegt nach den Angaben der Auftraggeberin ein Zuwendungsbescheid des Regierungspräsidiums Karlsruhe vom 18.06.2026, Az. RPK71-6442-543/1/9, mit einer Förderung von bis zu 1.430.690 EUR und einem Bewilligungszeitraum bis 31.08.2029 vor. Die Einhaltung der fördermittelbezogenen Vorgaben, insbesondere der Termin-, Kosten- und Dokumentationsanforderungen, ist für die Projektabwicklung von besonderer Bedeutung.
