Der Landkreis Freising plant für das Josef-Hofmiller-Gymnasium den Neubau einer Schulerweiterung mit 8 Fachräumen und Lehrerbereich, sowie den Neubau einer Dreifach Sporthalle und die Neuerrichtung der Außensportfläche. Im Rahmen der im Jahr 2024/2025 erstellten Machbarkeitsstudie (Vergabeunterlage E - E.2.) wurden vier mögliche Varianten der Umsetzung dieses Projekts betrachtet. Der AG hat sich bereits entschieden, dass die Sporthalle (wie bei den betrachteten Variante C/D) in den Erweiterungsbau integriert werden soll. Zur Visualisierung des Schulgebäudes und der in der Machbarkeitsstudie betrachteten Varianten beachten Sie bitte die beigefügte Pläne (Vergabeunterlage F - F-1 bis F.12.) Für dieses Projekt werden Objektplanungsleistungen (Gebäude und Innenräume) ausgeschrieben. Für das Gebiet ist ein Bebauungsplan vorhanden. Ein vorhabenbezogener Bebauungsplan muss noch erstellt werden. Das Verfahren zur Erstellung des Bebauungsplans wird von der Stadt Freising geführt. Die Planungsleistungen gem. § 19 HOAI sind daher nicht Inhalt des hier ausgeschriebenen Vertrags. Diese Leistungen werden von der Stadt Freising ausgeschrieben und vergeben. Die Mitwirkung an der Erstellung des Bebauungsplans in der Form der Abstimmung der Planung mit den Verantwortlichen der Stadt Freising ist jedoch ausdrücklich Gegenstand der Objektplanungsleistungen dieses Vertrags. Um Platz für den Neubau zu schaffen, müssen Bestandsgebäude sowie ein Teil des bestehenden Schulbaus abgerissen werden. Die Planung und Beaufsichtigung der Abbrucharbeiten des Gebäudeteils „Bauteil B, West“ (Baujahr 1959), der Mehrzweckhalle mit Schwimmbad und der Zweifach Sporthalle (Baujahr 1972) sowie des Hausmeisterhauses mit 4 Wohneinheiten, um das Baufeld freizumachen, ist ebenfalls Gegenstand der Objektplanungsleistungen dieses Vertrags. Der Abbruch sowie der Neubau ist bei laufendem Schulbetrieb umzusetzen. Der Abbrucharbeiten sind bereits für das für das 3. Quartal 2027 vorgesehen. Der Beginn der Bauarbeiten soll im 2. Quartal 2028 beginnen. Der Abbruch findet demnach zeitlich vorgezogen statt. Für die Baumaßnahme sollen jedenfalls Fördermittel der Schulbauförderung abgerufen werden, ggf. auch Fördermittel gemäß QNG (Qualitätssiegel Nachhaltiges Gebäude). Beschafft werden Leistungen der Objektplanung (Gebäude und Innenräume) gem. §§ 34 Abs. 5, 35 Abs. 7 HOAI, Leistungsphasen 1-9 für den Neubau eines Erweiterungsbaus mit integrierter Dreifachturnhalle für das Josef-Hofmiller-Gymnasium, Freising einschließlich des Abbruchs bestehender Gebäude auf dem Schulgelände, wie oben beschrieben. Maßgeblich für die zu erbringende Leistung ist das im Vertrag beschriebene Leistungsbild. Soweit der Vertrag auf die HOAI verweist, ist das in der HOAI beschriebene Leistungsbild jedoch nicht abschließend. Das vollständige der ausgeschriebenen Leistung zu Grunde liegende Leistungsbild ergibt sich allein aus den Vertragsunterlagen nebst Anlagen (Vergabeunterlage E - E.1. bis E.4.) Die Leistungen werden stufenweise beauftragt, zunächst die Leistungen der Stufe 1 (Leistungsphasen 1 und 2) gemäß beigefügtem Architektenvertrag (Vergabeunterlage E - E.1.) Der Auftraggeber behält sich vor, weitere Leistungsphasen, Leistungsstufen und/oder Bauabschnitte - ganz oder teilweise - zu übertragen. Ein Rechtsanspruch auf Übertragung dieser Leistungen besteht nicht.
