Description

Der Markt Kühbach plant die Generalsanierung und Umnutzung des historischen Stadels auf dem Gelände „Zum Schmausn“ in 86556 Kühbach am Marktplatz 6. Das Anwesen ist aufgrund der Lage im historischen Ortskern und seiner städtebaulichen Qualitäten ortsbildprägend. Der ehem. Schweinestall im Erdgeschoss mit preußischen Kappendecken und gusseisernen Säulen soll öffentlich genutzt werden. Im Weiteren sollen auf zwei Ebenen Flächen für Arztpraxen entstehen. Die BGF des Stadels beträgt in Summe ca. 810 m².Der Umbau soll in Verbindung mit der anstehenden Straßen- und Platzgestaltung am Marktplatz einen deutlichen Impuls zur Belebung der Ortsmitte bewirken.Inhaltliche Ziele sind die bauliche wie organisatorische Neustrukturierung des historischen Stadels, der Erhalt des historischen Charakters des Gebäudes, die Planung und Unterbringung moderner Arzt- und Therapiepraxen in enger Abstimmung mit den zukünftigen Nutzern, die Planung und Unterbringung einer öffentlichen Nutzung, die Schadstoffsanierung der bestehenden Bausubstanz, die statische, technische und energetische Sanierung der Hüllfläche des Bestandes und die Brandschutzertüchtigung.Zur Klärung der Aufgabenstellung wurde bis Oktober 2025 eine Konzeptstudie erstellt. Gegenwärtig werden von einem Planungsteam die Leistungsphasen 1 und 2 nach HOAI bearbeitet. Der Abschluss ist für Juli 2026 geplant. Der Kostenrahmen beträgt für die KG 300+400 nach DIN 276 rund 2.540.000 € brutto. Ziel der weiteren Planung und Ausführung ist es, diesen Kostenrahmen nicht zu überschreiten.Zur Umsetzung des Vorhabens ist die Förderung durch das Förderprogramm „Innen statt Außen“ des Freistaats Bayern zur Beseitigung von innerörtlichen Leerständen beantragt. Der Start der Planung soll Ende September 2026 erfolgen. Terminziel ist die Aufnahme der Nutzung bis Ende August 2029.
