Es ist ein Lösungsvorschlag (Projektskizze) zur Vermittlung einer Entwurfsidee für die Bauwerksplanung für die Umnutzung eines ehemaligen Bürogebäudes mit Produktionshalle zu studentischem Wohnen in der Stöckachstraße 7 in Stuttgart anzufertigen. Um den Bedarf an Wohnraum für Studierende in Stuttgart weiter zu mildern, beabsichtigt das Studierendenwerk Stuttgart im Bestandsgebäude mit Produktionshalle in der Stöckachstraße 7 in Stuttgart, etwa 50 Einzelappartements, ggf. auch Zimmer mit eigener Nasszelle und Gemeinschaftsküche sowie Gemeinschaftsräumlichkeiten zu entwickeln. Die Gebäude wurden ca. 1950 errichtet und als Büro sowie Produktionsstätte (Halle) genutzt. Das Bürogebäude weist 4 Geschosse und ein Dachgeschoss auf, die Produktionshalle ist eingeschossig mit einer Galerie ausgebildet. Die Gebäude stehen nicht unter Denkmalschutz. Die Gebäude stehen aktuell leer. Sowohl die Produktionshalle als auch das Bürogebäude sollen in innovatives studentisches Wohnen umgebaut werden. Die Halle soll als Hülle erhalten bleiben („Haus in Haus-Lösung“). In Bereichen, in welchen aufgrund der fehlenden Belichtung etc. kein Wohnen realisiert werden kann, können Gemeinschaftsflächen geschaffen werden. 1-2 Räume können auch im UG des Bürogebäudes zur Nutzung durch die Studierenden ertüchtigt werden (low budget). Gegenstand des vorliegenden Verfahrens ist die europaweite Vergabe von Objektplanungsleistungen im Leistungsbild Gebäude und Innenräume gemäß HOAI 2021, Teil 3, Abschnitt 1, §§ 33 - 37 im Verhandlungsverfahren mit vorgeschaltetem Teilnahmewettbewerb für die Entwicklung studentischen Wohnens im Bestandsgebäude Stöckachstraße 7 in Stuttgart. Es sind Lösungsvorschläge zu erarbeiten. Die Leistungen werden stufenweise beauftragt: Zunächst die Stufe 1 - LPH 1 - LPH 4 nach HOAI.
