Description

Neubau Wohnheime für Auszubildende und Studierende einschließlich Abbruch der Bestandsgebäude Häuser 31 und 32 Hier: Fachplanung Abbruch der Bestandsgebäude KG 200 1. Projektgegenstand Gegenstand ist die Fachplanung für den vollständigen Rückbau und die Schadstoffsanierung der Bestandsgebäude Haus 31 und Haus 32 auf dem Gelände des LVR-Klinikums Düsseldorf (Bergische Landstraße 2), um Platz für den Neubau von zwei Wohnheimen zu schaffen. Die Bestandsgebäude weisen typische Schadstoffbelastungen auf (u.a. Asbest, KMF, ggf. PAK), die eine spezialisierte Fachplanung und Überwachung erfordern. Ziel ist der vollständige, fachgerechte Rückbau bis zur Oberkante der künftigen Gründungssohle sowie die rechtssichere Entsorgung aller anfallenden Materialien, um dem nachfolgenden Objektplaner ein baureifes und schadstofffreies Grundstück zu übergeben. 2. Leistungsumfang (Leistungsbild) Die Beauftragung umfasst die Fachplanung für den Rückbau und die Schadstoffsanierung in Anlehnung an die Leistungsphasen der HOAI §52: ¿ Bestands- und Schadstoffbewertung: Evaluierung der vorliegenden Gutachten und ggf. Ergänzung notwendiger Detailuntersuchungen. ¿ Sanierungs- und Rückbaukonzept: Erstellung eines detaillierten Konzepts zur Schadstoffentfrachtung (Schwarz-Weiß-Bereiche, Schleusensysteme, Unterdruckhaltung). ¿ Genehmigungsplanung: Erstellung aller erforderlichen Anträge für den Abbruch und die Sanierung bei den zuständigen Behörden (Bauaufsicht, Umweltamt, Bezirksregierung). ¿ Ausschreibung und Vergabe: Erstellung von Leistungsverzeichnissen (LV) mit getrennten Positionen für Sanierung, Rückbau und Entsorgung. Mitwirkung bei der Prüfung der Bieterangebote. ¿ Fachbauleitung & Dokumentation: Überwachung der Schadstoffsanierung vor Ort, Prüfung der Entsorgungsnachweise (elektronisches Abfallnachweisverfahren eANV) und abschließende Dokumentation der Schadstofffreiheit.
