Auftragsgegenstand sind die Generalplanerleistungen (Objektplanung Gebäude, inkl. raumbildende Ausbauten/ feste Einbauten/ allgemeine Ausbauten, Objektplanung Freianlagen, inkl. Fassadenbegrünung und extensive Dachbegrünung, Tragwerksplanung, Brandschutzleistungen und Bauphysik (Wärmeschutz + Schallschutz/Bauakustik + Raumakustik) für den Neubau der TEK Mackenrothweg in Dortmund-Scharnhorst. Auftragsgegenstand sind die folgenden Leistungen: - Objektplanung Gebäude, inkl. raumbildende Ausbauten/ feste Einbauten/ allgemeine Ausbauten - Objektplanung Freianlagen, inkl. Fassadenbegrünung und extensive Dachbegrünung - Tragwerksplanung - Brandschutzleistungen - Bauphysik (Wärmeschutz + Schallschutz/Bauakustik + Raumakustik) Projektablauf: Die Planung und die Durchführung des Abbruchs des Bestandsgebäudes erfolgt im Vorfeld durch Dritte (nicht Gegenstand dieser Ausschreibung). Das Projekt soll mit einem integralen Planungsteam, bestehend aus mehreren Fachdisziplinen, bis zur Leistungsphase 4 nach HOAI geplant werden (Projektbeteiligte siehe 2.3). Durch den AN ist in der LPH 2 ist der Vorentwurf des Neubaus in Zusammenarbeit mit dem externen Nachhaltigkeits-Koordinator / Auditor sowie dem Klimaanpassungsmanagement / Qualitätsmanagement, dem Energiemanagement und der Projektleitung des AGs energetisch zu optimieren. Der Vergleich der verschiedenen Lebenszykluskostenberechnungen wird durch den AG durchgeführt. Die erforderliche Zuarbeit, Koordination und Umsetzung im Vorentwurf durch den Auftragnehmer gehören zur Leistung des AN. Nach der durch den Auftraggeber freigegebenen Entwurfsplanung wird ein kombinierter Planungs- und Baubeschluss durch den Rat der Stadt Dortmund eingeholt. Zu den Leistungen des Auftragnehmers zählt die Erstellung eines genehmigungsfähigen Barrierefrei-Konzeptes. Nach Abschluss der Leistungsphase 4, mit Erwirkung der Baugenehmigung und Vorlage des positiven Ratsbeschlusses, wird das Projekt mittels eines EU-weites Verhandlungsverfahren mit vorgeschaltetem Teilnahmewettbewerb an einen Totalübernehmer vergeben. Grundlage des o.g. Verfahrens ist eine vom Generalplaner unter Zuarbeit des Projektteams zu erstellenden Funktionale Leistungsbeschreibung. Der Totalübernehmer passt die Planung der LPH 3 bei Bedarf an seine Modul-/Systemmaße an und reicht nach Erfordernis eine Tektur zum Bauantrag ein. Zur Auftragsumfang des AN gehört die Planungs- und Bau-Qualitätssicherung der beim Totalübernehmer beauftragten Leistungen, insbesondere der LPH 3-5 und 8 (vgl. Kapitel 3 Leistungsgegenstand).
