Description

Bei dem geplanten Bauvorhaben handelt es sich im Rahmen der Modernisierungsmaßnahmen der Grundschule Michendorf sowie des angegliederten Hortgebäudes um eine energetische Sanierung der Gebäudehülle. Die Schulgebäude umfassen die Bauteile Haus 1, Haus 2 und den dazwischenliegenden Verbindungsbau. Bei diesen Gebäuden findet eine Dachsanierung sowie eine Sanierung der Fassaden inkl. Fensteraustausch und Ertüchtigung der Bauwerksabdichtung statt. Beim Hortgebäude ist die Ertüchtigung Sanierung der Dachfläche vorgesehen. Bestand Die energetisch zu sanierenden Objekte wurden abschnittsweise in den 1990er Jahren errichtet. Der Verbinder wurde Anfang der 2010er Jahre errichtet. Es besteht kein Denkmalschutz. Die Gebäude sind in Massivbauweise errichtet. Gem. der Bestandsunterlangen wurden die Außenwände mit 30cm starken Porotonsteinen ausgeführt, wobei der Sockelbereich mit 24cm starken Porotonsteinen und einer zusätzlichen Sockeldämmung ausgeführt wurde. Die Flachdächer von Haus 1, Haus 2 und Hortgebäude verfügen über eine Gefälledämmung mit innenliegender Dachentwässerung. Der Verbindungsbau verfügt über ein Pultdach als Holzkonstruktion mit Tragschale aus Stahltrapezblech. Bauzeitlich wurden Isolierglasfenster, zum Teil mit Raffstoreanlagen, verbaut. Planung (Dacharbeiten) Alle Dachflächen erhalten einen vollständig neuen Dachaufbau. Die Abdichtung erfolgt mit Kunststoffabdichtungsbahnen; überwiegend werden die Dachflächen anschließend bekiest. Es ist vorgesehen, die Aufstellung von Photovoltaikanlagen vorzubereiten. Die Entwässerung der Flachdachflächen soll zukünftig nicht mehr innenliegend sondern über Fallrohre auf der Fassade erfolgen. Im Bauablauf ist fortlaufend auf eine funktionierende Abführung des Regenwassers zu achten. Ausführungsbeginn: 01.03.2027 Ende: 02.08.2027
