Das LMU Klinikum München beabsichtigt den Neubau eines Personalwohnheims auf dem staatseigenen Grundstück an der Heiglhofstraße 68. Auf dem Grundstück befindet sich derzeit ein von der Stadt München errichteter und betriebener Kindergarten. Das bestehende Kindergartengebäude wird zurückgebaut und während der Baumaßnahme auf einem anderen Grundstück interimsweise untergebracht. Im Erdgeschoss des Neubaus wird ein Haus für Kinder (HfK) - bestehend aus vier Kindergarten- und zwei Krippengruppen - integriert, wobei der Rückbau des bestehenden Kindergartens, sowie der Neubau des Interims nicht Gegenstand dieser Ausschreibung sind. Die Charakteristika der geplanten Neubaumaßnahme können wie folgt skizziert werden: o Personalwohnheim mit 227 Wohneinheiten (1 bis 3 Zimmer), o Haus für Kinder (HfK) mit Kindergarten u. Krippe (124 Belegplätze), o Tiefgarage (mind. 60 Stellplätze) mit E-Ladestationen, o Freispielfläche inkl. Spielgeräten (für HfK), o Gebäudeklasse 5; Sonderbau: o Hochhaus, o Wohnheim, o Tageseinrichtung für Kinder, o Projekt geeignet für hohen Vorfertigungsgrad, o Holz-Hybrid-Bauweise erwünscht, o Ausführung mit PV-Anlage u. Batteriespeicher, o Ausführung mit RLT-Anlage im Bereich HfK, o Wärmeversorgung über Fernwärmeanschluss, o Wohneinheiten mit Küchenausstattung; HfK mit Vorbereitung für gewerbliche Frischküche, o Baufeld mit Baumbestand und eingeschränkten Zufahrtsmöglichkeiten, o Ausführung von extensiver Dachbegrünung und Bio-Diversitätsdächern o Gebäudehülle soll die Vorgaben der ENEV 2009 um mindestens 30% unterschreiten sowie die Anlagentechnik den Vorgaben des GEG 2024 entsprechen. Der Leistungsumfang des Totalunternehmers für die gegenständliche Ausschreibung umfasst alle erforderlichen Planungs- und Beratungsleistungen sowie Generalunternehmerleistungen der Bauausführung, die zur schlüsselfertigen (im Sinne des Vertragszwecks), funktionsgerechten, behördlich abgenommenen sowie mangelfreien Fertigstellung des Neubaus notwendig sind. Das vollständige der ausgeschriebenen Leistung zu Grunde liegende Leistungsbild ergibt sich allein aus den Vertragsunterlagen nebst Anlagen (Vergabeunterlage E) sowie aus der funktionalen Leistungsbeschreibung (FLB) nebst Anlagen (Vergabeunterlage D). Hinweis: Im Rahmen des Teilnahmewettbewerbs wird als Vergabeunterlage D lediglich die Funktionale Leistungsbeschreibung nebst einem Übersichtsplan zur Verfügung gestellt. Die Bewerber, die zur Abgabe eines Erstangebots aufgefordert werden, erhalten mit der Aufforderung zur Angebotsabgabe die Anlagen zur FLB. Vor Aufforderung zur Abgabe der Erstangebote ist eine Geheimhaltungserklärung abzugeben.
