Description

Die Stadtwerke Düsseldorf AG beabsichtigt im Düsseldorfer Stadtteil Hafen ein neues Multifunktionsgebäude zu errichten. Das Grundstück befindet sich auf dem Gelände des Kraftwerks Lausward in 40221 Düsseldorf. Der Neubau umfasst gemäß DIN 277 eine Bruttogrundfläche von ca. 2.058 m² und einen Bruttorauminhalt von ca. 8.486 m³. Das Gebäude besteht aus vier Etagen (Erdgeschoss, Zwischengeschoss, erstes und zweites Obergeschoss). Im Erdgeschoss befinden sich Lagerflächen mit Schwerlastregalen, Schulungs- und Besprechungsräume, Technikräume, Pausen- und Sanitärräume, sowie der Empfang mit Pförtner. Im Zwischengeschoss befindet sich der Luftraum über dem Lagerbereich im Erdgeschoss, sowie Umkleideräume, Duschräume, Sanitärräume und der Serverraum. Im ersten Obergeschoss befinden sich große Umkleide-, Dusch- und Sanitärräume, sowie ein Fitnessraum. Im zweiten Obergeschoss befinden sich die Labor Flächen zur Wasseranalytik, sowie Lagerflächen. Photovoltaikmodule werden auf dem obersten Flachdach und an einigen Stellen der Fassade montiert. Das Gebäude soll später die Energieeffizienzklasse EH 40 besitzen. Die Baugenehmigung für das Vorhaben wurde bereits erteilt. Die Bauausführung soll nach aktuellem Stand im Zeitraum Q2/2026 bis Q4/2027 erfolgen. Der AN hat die betriebstechnischen Anforderungen in der Bauausführung zu berücksichtigen. Der AN muss in der Bauzeit zur Nutzung von Strom und Wasser separate Zähler einbauen, um eine spätere Abrechnung zu ermöglichen. Für die Errichtung des Gebäudes wird ein oder mehrere Bauunternehmen gesucht. Die Leistungen werden wie folgt aufgeteilt: Los 1: Bautechnik (Rohbau ohne Fundamente, ab der Bodenplatte) inklusive Dach, Fenster und Fassade. Los 2: Haustechnik, im Wesentlichen technische Gebäudeausrüstung (Heizung, Lüftung, Sanitär, Elektro). Das Gesamtprojekt umfasst weitere Lose, die zeitlich gestaffelt ausgeschrieben werden. Die vorliegende Bekanntmachung die Hauptlose 2 und 3. Weitere Leistungen folgen in separaten Verfahren. Die Vergabeart richtet sich jeweils nach dem Leistungsumfang und dem Planungsstand.
