Description

Die SBO Servicebetriebe Oberhausen (im Folgenden: "die Auftraggeberin"), beabsichtigt, Maßnahmen zur Koordination und Durchführung von Instandhaltungsleistungen an Immobilien im Konzern der Stadt Oberhausen zu beauftragen. Hierzu hat die Auftraggeberin 9 Gebietslose gebildet: - Los 1 - Alt-Oberhausen - Los 2 - Alt-Oberhausen - Los 3 - Alt-Oberhausen - Los 4 - Alt-Oberhausen - Los 5 - Sterkrade - Los 6 - Sterkrade - Los 7 - Sterkrade - Los 8 - Osterfeld - Los 9 - Osterfeld Die Lose umfassen jeweils Verwaltungsgebäude, Schulen und Kindergärten. Planungsleistungen sind nicht Auftragsgegenstand. Je Los haben die Auftragnehmer im Rahmen der Instandhaltungsleistungen folgende 12 Leistungsfelder abzudecken: 1. Fliesen-, Platten- und Estricharbeiten 2. Bodenbelags- und Parkettarbeiten 3. Metall- und Stahlbauarbeiten sowie Metalltüren und Metall-Glasfassaden (ohne Verglasung) 4. Maler-, Beschichtungs- und Tapezierarbeiten sowie Spachtelarbeiten 5. Maurer-, Beton-, Stahlbeton-, Putz-, Stuck-, Erd-, Abwasserkanal- und Gerüstarbeiten 6. Gas-, Wasser- und Abwasserinstallationsarbeiten sowie Heiz- und zentrale Wassererwärmungsanlagen, Raumlufttechnische Anlagen 7. Elektrische Kabel- und Leitungsanlagen, Blitzschutz, Nachrichtentechnik 8. Tischler-, Schreinerarbeiten sowie Holztüren und Holz-Glasfassaden (ohne Verglasung) 9. Dachdeckungs- und Dachdichtungsarbeiten sowie Klempnerarbeiten, Holzbau und Zimmermannsarbeiten 10. Fenster-, Verglasungsarbeiten, Beschlagarbeiten, Rollladen- und Lamellenarbeiten 11. Trockenbauarbeiten und Sanitärtrennwände 12. Koordinierungsleistungen nach der GEFMA 190. Zusätzlich wird der Auftragnehmer je Los sog. objektspezifische Maßnahmen zu erbringen haben, wenn und soweit die Auftraggeberin sie abruft. Hierbei handelt es sich um bestimmte Maßnahmen zur Herstellung, Wiederherstellung, Beseitigung oder zum Umbau von Gebäuden, Außenanlagen oder von Teilen davon, z.B. zur Modernisierung oder für Umbaumaßnahmen an ausgewählten Objekten des Vertragsgegenstands, die dem Auftragnehmer unter Abrufvorbehalt der Auftraggeberin mit Vertragsabschluss übertragen werden. Zur Erfassung, Bearbeitung und Dokumentation der Bearbeitungsstände der Leistungen stellt die Auftraggeberin ein EDV-gestütztes Ticketsystem zur Verfügung. Tritt ein Mangel an einem Gebäude auf, ist der Auftragnehmer verpflichtet, die von der Auftraggeberin festgelegten Reaktionszeiten einzuhalten.
