Dette udbud angår en kontakt om delt teknisk rådgivning og bistand (herunder færdiggørelse af dispositionsforslag, projektforslag, udbudsprojekt, udførelsesprojekt, projektopfølgning og tilsyn) i relation til opførelsen af plejehjem med ca. 113 almene boliger fordelt på cirka 10.000 m² bruttoetagekvadratmeter med tilhørende kælder på ca. 1.200 m². Sagens gennemføres som delegeret bygherremodel med Balder som delegeret bygherre (Totalentreprenør og udvikler) med bistand fra Sjælsø Management som byggestyrer og projekteringsleder, og Bo-Vita som Bygherre. Projektet er prækvalificeret, og der er udarbejdet et Idéprojekt af RUM arkitekter som er vedlagt som bilag. Idéprojektet og tilhørende lokalplanplan for området, samt det øvrige udbudsmateriale, danner grundlag for den videre projektering. Grunden udstykkes som sokkelnær udstykning og omkringliggende veje, pladser m.m. er ikke en del af opgaven, dog er kantzone, indre gårdrum samt grundareal til skel mod skolen mod nord indeholdt i omfanget. Udbud 1: Arkitekt- og landskabsarkitekt ydelser. Udbud 2: Ingeniørydelser. Omfang og afgrænsning af ydelser fremgår af ydelsesfordelingslisten og vedlagte tilbudsliste. I det omfang tilbudslisten ikke er fyldestgørende er det ydelsesfordelingslisten som er gældende. Der kan afgives tilbud særskilt på hvert af de to udbud, men det vil også være muligt at give et samlet udbud på begge rådgiver udbud. Følgende rådgivere har været involveret i projektet: - Arkitektfirmaet Holscher Norberg, har bistået med udarbejdelse af lokalplanen og herunder rammerne for plejehjemmet. - Arkitektfirmaet RUM har bistået med skitseprojekteringen og udarbejdet vedlagte grundlag for udbuddet. - Ingeniørfirmaet Norconsult har bistået med udarbejdelse af lokalplanen og deltaget i enkelte møder i forbindelse med udarbejdelse af skitseprojektet. Det vurderes at disse firmaers kendskab til projektet ikke giver væsentlige informations- eller tidsmæssige fordele, men for at udligne disse eventuelle fordele er tidsbudsfristen øget til 35 dage. Der henvises til udbudsmaterialets bilag 7 for overblik over ydelsesfordelingen.
