Předmětem veřejné zakázky je kompletní zajištění služeb Správce stavby v souladu se smluvními podmínkami, které jsou přílohou této zadávací dokumentace, a to zejména: 1) Kontrola zpracování projektové dokumentace pro provedení stavby - Kontrola zpracování projektové dokumentace z hlediska platné legislativy, proveditelnosti, jednotlivých řemesel apod. 2) Řízení a koordinace projektu: - Dohled nad realizací stavebních prací v souladu s projektovou dokumentací a harmonogramem. - Koordinace činností mezi objednatelem, zhotovitelem a případnými dalšími stranami. 3) Kontrola kvality: - Zajištění souladu prováděných prací s technickými specifikacemi a požadovanými standardy. - Schvalování změn v projektu a vyhodnocení jejich dopadů na náklady, čas a kvalitu. 4) Monitoring a reporting: - Pravidelné zpracování zpráv o postupu prací, nákladech a případných rizicích. - Poskytování podkladů pro rozhodování objednatele. 5) Řešení technických a smluvních problémů: - Vyhodnocování a doporučování řešení vzniklých problémů během realizace projektu. - Podpora při řešení sporů. 6) Podpora při přejímce a ukončení díla: - Koordinace přejímacího procesu, včetně kontroly dokončených prací a zajištění odstranění vad a nedodělků. - Zajištění, že všechny požadované dokumenty budou připraveny a předány objednateli. 7) Claim management (řízení nároků): - Identifikace, evidence a vyhodnocení nároků zhotovitele nebo objednatele. - Příprava podkladů a doporučení pro řešení nároků v souladu se smluvními podmínkami. 8) Technický dozor stavby: - Kontrola kvality prováděných stavebních prací a jejich souladu s projektovou dokumentací, normami a legislativními požadavky. - Kontrola správnosti měření a výkazů provedených prací. - Schvalování technologických postupů a materiálů použitých na stavbě. 9) Koordinátor BOZP: - Zajištění činností koordinátora bezpečnosti a ochrany zdraví při práci na staveništi v souladu s platnou legislativou. - Vypracování plánu BOZP, kontrola jeho dodržování a informování zúčastněných stran o povinnostech v oblasti BOZP. - Organizace pravidelných kontrol BOZP na stavbě a řešení zjištěných nedostatků. 10) Koordinátor BIM: - Zajištění činností manažera BIM Objednatele. - Kontrola BEP. - Kontrola dodržení BIM protokolu. - Kontrola digitálního informačního modelu v modelu BIM.
