Description

Objednatel (město České Budějovice) se rozhodl zrealizovat rekonstrukci „Domu umění“ a vytvořit zde Centrum současného umění a architektury (CSUA), na které má již zpracovanou projektovou dokumentaci do stupně provedení stavby z 07/2023 s platností povolení stavby do 5ti let od nabytí právní moci. Vzhledem k limitovaným finančním zdrojům objednatele a k významnému nárůstu předpokládaných nákladů stavby v čase, zejména v důsledku inflace a vývoje cen stavebních prací a dodávek od ukončení soutěže o návrh v roce 2021, je objednatel nucen realizaci stavby rozdělit do dvou etap. Tato změna investičního záměru je reflektována v rozdělení a úpravě původní dokumentace tak, že umožňuje realizaci stavby v etapách při zachování bezpečnosti, provozuschopnosti a funkčnosti 1. etapy. Z hlediska nosné konstrukce a obálky bude stavba zrealizována celá. Cílovým stavem 1. etapy je plné zprovoznění 1. a 2. nadzemního podlaží objektu, včetně všech nezbytných stavebních a technických opatření potřebných pro bezpečný a řádný provoz této části stavby. Vyšší patra, tedy 3.-5. nadzemní podlaží, budou v rámci 1. etapy ponechána ve stavu hrubé stavby s přípravou napojovacích bodů TZB pro budoucí vestavbu (tzv. „shell and core“). Jelikož je terasa v 5.NP součástí obálky a z hlediska požární bezpečnosti je možné ji zpřístupnit, je i ta součástí Etapy 1. Předmětem plnění veřejné zakázky je zrealizovat dílo pod názvem „Centrum současného umění a architektury“ (Dům umění) - rekonstrukce objektu“ vymezené projektovou dokumentací pod názvem „DUCB - DŮM UMĚNÍ ČESKÉ BUDĚJOVICE - DPS ETAPA I., zpracované projekční kanceláří Malý Chmel s.r.o. se sídlem Jungmannova 697/46, České Budějovice 7, 370 01 České Budějovice, IČO: 09674411. Jedná se o kompletní rekonstrukci objektu, která zahrnuje zejména bourací práce, úpravy dle architektonicko stavebního a stavebně konstrukčního řešení, provedení nové techniky prostředí staveb (zdravotně technické instalace; silnoproudé a slaboproudé rozvody - EPS, EZS, data a světelná technika, stabilní hasící zařízení; vzduchotechnika a chlazení; vytápění; měření a regulace) a provedení provizorních opatření pro zajištění prostor, které budou realizovány v ETAPĚ 2.
