Frøya kommune ønsker å etablere 10 nye omsorgsboliger for personer med funksjonsnedsettelser sørvest for Frøya kommunehus på Sistranda. Eksisterende bebyggelse ble etablert i 1991 som Øvergården bofellesskap i forbindelse med den nasjonale HVPU-reformen. Bygget oppfyller ikke dagens krav og behov. Oppdraget omfatter riving av eksisterende bygningsmasse og bygging av et nytt Øvergårdenbofellesskap, et omsorgssenter med 10 omsorgsboliger og fellesarealer.Utflytting av eksisterende bygningsmasse er planlagt feb/ mar 2027, og det forventes innflytting i nytt bygg høsten 2028.Prosjektet gjennomføres som totalentreprise etter NS 8407. Totalentreprenøren har det samlede ansvaret for prosjektering, koordinering, utførelse, testing, idriftsettelse, prøvedrift og ferdigstillelse av alle arbeider som er nødvendige for å levere et komplett og funksjonsdyktig bygg i henhold til kontraktens krav.Totalentreprenøren skal selv vurdere og innarbeide alle ytelser, leveranser og arbeider som er nødvendige for å oppfylle prosjektets funksjons- og myndighetskrav, også der disse ikke er uttrykkelig beskrevet i konkurransegrunnlaget. Entreprenøren har ansvar for koordinering av samtlige rådgivere, leverandører og underentreprenører.Byggherren angir prosjektets overordnede mål, funksjonskrav og kvalitetskrav, mens valg av tekniske løsninger og detaljutforming inngår i totalentreprenørens ansvar. Prosjektet skal overleveres komplett, ferdig testet og dokumentert med nødvendig FDV-dokumentasjon. 6mnd prøvedrift inngår i totalentreprisen.
