DESCRIPTIF DES TRAVAUX Le projet concerne la rénovation complète des trois sous-stations de distribution de chauffage et de production dʼeau chaude sanitaire des bâtiments B, C et D de lʼHépia, sis au 4, rue de la Prairie à Genève. Cette rénovation a pour objectif dʼadapter les installations aux exigences actuelles en matière dʼefficacité et dʼoptimisation énergétique, ainsi que dʼassurer leur compatibilité et leur fonctionnement optimal avec la nouvelle production de chaleur des Services industriels de Genève (SIG). Le présent appel dʼoffres concerne exclusivement les  installations de chauffage des trois sous-stations, lesquelles feront lʼobjet dʼune rénovation complète. Les travaux sont prévus durant la période comprise entre  mai et octobre 2027 . Les soumissionnaires devront intégrer dans lʼétablissement de leurs offres lʼensemble des contraintes liées à lʼexécution des travaux, notamment les conditions particulières dʼaccès, de phasage et dʼexploitation des bâtiments et installations existantes. Les principales contraintes à prendre en considération sont les suivantes : • Les travaux seront réalisés  simultanément dans les trois sous-stations . • Les travaux seront exécutés  en site occupé . Le soumissionnaire devra ainsi prendre toutes les dispositions nécessaires afin de limiter les nuisances et les perturbations liées à lʼexécution des travaux. • Des  aménagements d'horaires  pourront être imposés ou convenus en fonction de la nature des interventions, notamment lorsque celles-ci sont susceptibles de générer des nuisances pour les occupants ou dʼentraîner une interruption temporaire des installations. • La sous-station B est située au premier niveau du parking public , géré par la Fondation des Parkings. Le parking restera en exploitation pendant toute la durée des travaux. • Le soumissionnaire devra tenir compte des contraintes liées au maintien en exploitation du parking, notamment en ce qui concerne  l'accès au chantier, l'acheminement et l’évacuation du matériel, le stockage temporaire des fournitures ainsi que la sécurité des usagers. • Lʼentreprise devra assurer en permanence la sécurité des occupants, des usagers du parking et du personnel intervenant sur le chantier , conformément aux prescriptions en vigueur. Le soumissionnaire est réputé avoir pris connaissance des contraintes liées au site et devra les intégrer dans son offre ainsi que dans son organisation et son planning d'exécution.
