Dans le cadre de sa réorganisation, Enedis a décidé de regrouper certaines de ses activités dites mixtes (tertiaire et stockage) sur l’agglomération de BOURGES sur un site unique, à proximité de l’axe routier A71. Enedis recherche ainsi : ­Un immeuble à usage mixte (stockage et tertiaire) avec une surface de stockage extérieure à prendre à bail dans le cadre d’un BEFA permettant de répondre à ses besoins spécifiques lesquels seront précisés dans les documents de la consultation à venir. Des travaux d’aménagement des locaux pour le compte d’Enedis seront à réaliser, conformément aux documents de la consultation à venir, et ce avant la date de livraison des immeubles laquelle constitue la date de prise d’effet du BEFA. Enedis a décidé de lancer une consultation pour un BEFA sur le ville de Bourges proche des accès A71. Particularités communes du foncier : Le foncier proposé sera  en zone non inondable,  en zone non humide  ne sera pas dans une zone dite «SEVESO»,  avec le risque archéologique levé ou en cours,  en zone non soumise aux Architectes des Bâtiments de France  hors zone aéroport  avec le moins de dénivelé possible qui permette une accessibilité aisée de nos engins en toute sécurité notamment avec les autres usagers.  à proximité des grands axes de circulations. Enedis souhaite regrouper environ 133 salariés déjà présents sur différents sites de St Doulchard et Bourges Mallet sur un seul et même immeuble à usage mixte (tertiaire et activité) sur la commune de Bourges à proximité de l’axe routier A71. Il devra présenter les surfaces suivantes : - surfaces bureaux d’environ 1490 m² - surfaces Locaux techniques annexes et garages fermés d’environ 1223 m² - surfaces des abris ouverts d’environ 1154 m² - surfaces de stockage extérieur d’environ 2246 m² - nombre de places véhicules légers d’environ 158 places - nombre de places véhicules lourds d’environ 10 places Les candidats pourront se rapprocher de la communauté d’agglomération de Bourges pour sélectionner le foncier qui répondra le mieux aux caractéristiques du projet. Un terrain a été identifiés par ENEDIS qui est détenu par la communauté d’agglomération du Bourges. L’immeuble à construire sera conforme aux réglementations en vigueur : Code du travail et RE 2020. Il répondra également au référentiel bâtiment durable de l’entreprise ENEDIS en vigueur. L’ensemble des prescrits vous seront amplement détaillés dans le dossier de consultation. Ces surfaces sont fournies à +/­10% près par rapport aux surfaces qui seront précisées dans le règlement de Consultation à venir. Les bâtiments devront être obligatoirement neufs. La Livraison de l’immeuble (travaux d’aménagement Preneur achevés) devra intervenir dans les 24 mois suivant la signature du marché et au plus tard le 28/02/2028. La réalisation des travaux d’aménagement du Preneur sera confiée au Bailleur. Le Titulaire sera chargé par Enedis de l'ensemble des missions suivantes : • Concevoir, entreprendre et suivre l’ensemble des études qui permettent de construire les bâtiments tels que précisés dans les documents de la consultation à venir ; • Effectuer et suivre toutes les démarches administratives en étroite liaison avec Enedis ; • Réaliser les travaux Tout Corps d’Etats y compris les travaux d’aménagement du Preneur jusqu’à leur parfait achèvement tels que précisés dans les documents de la consultation à venir ; • Réaliser et suivre les actions permettant d’assurer la performance énergétique et acoustique du bâtiment et des aménagements ; • Exploiter les équipements techniques de l’immeuble tels que précisés dans les documents de la consultation à venir.
