Description

Gegenstand der Ausschreibung ist es, die anfallenden technischen Dienstleistungen einheitlich auszuschreiben und zu vergeben. Bestandteil sind die Parkhäuser P22, P43, P44, P51. Für die Parkhäuser und die hierin enthaltenen Flächen bestehen hohe Verfügbarkeitsanforderungen, insbesondere bzgl. der elektrotechnischen und kältetechnischen Anlagen. Die ausgeschriebenen Leistungen umfassen u.a. folgende Leistungsbereiche, die in der Leistungsbeschreibung näher beschrieben werden: Technisches Gebäudemanagement: Übergeordnete Leistungen - Leistungen zum Vertragsbeginn und -ende (Implementierung zu Vertragsbeginn und Explementierung zu Vertragsende) Allgemeine Betriebsführung - Hygieneverantwortung - Elektroanlagenverantwortung - Objektleitung - Berichtswesen und Dokumentation - Gewährleistungsverfolgung - U.a. -Technische Betriebsführung - Not- und Stördienst sowie Rufbereitschaft - Wartung, Sachkundeprüfungen und Inspektion - Instandsetzung und Ersatzteile - Wiederkehrende Prüfungen - Projekte im TGM o Betreiben und Bedienen o U.a. Sämtliche Leistungen sind vom AN eigenverantwortlich zu planen und durchzuführen. Die Leistungen vor Ort sollen durch qualifiziertes Personal des AN erbracht werden. Der AN übernimmt den Gebäudebetrieb, inkl. aller Lasten u. Pflichten und in diesem Zuge auch die vom AG delegierbaren Betreiberpflichten für die vertraglich vereinbarten Leistungen. Die Leistungen werden durch den AN für die folgenden, öffentlich zugänglichen, Parkhäuser erbracht: Parkhäuser P22 (112.66), P43 (148.23), P44 (135.12), P51 (162.46) P22: Baujahr 2020, 2.278 Stellplätze, 5 Parkebenen, Grundfläche 166 × 66 m. P43: Baujahr 2024, 1.856 Stellplätze, 5 Parkebenen, Grundfläche 188 × 50 m. P44: Baujahr 2021, 2.034 Stellplätze, 5 Parkebenen, Grundfläche 208 × 50 m. P51: Baujahr 2018, 1.940 Stellplätze, 5 Parkebenen, Grundfläche 156 × 65 m.
