Die GESOBAU AG plant in ihrer Wohnhausgruppe (WHG) 3202 Stollberger Str. 57 + 59 in 12627 Berlin die Fertigstellung des seit drei Jahren ruhenden Neubauvorhabens bestehend aus einem 14-geschossigen Hochhauses, einer 7-geschossigen Winkelbebauung, beide vollunterkellert und einer Tiefgarage. Für die teilweise Sanierung und Fertigstellung der Neubauten umfasst die Projektsteuerung bzw. das Projektcontrolling die Ausführungsphase bis zur Fertigstellung der Gebäude, der Tiefgarage und der Außenanlagen durch einen Generalunternehmer sowie das Mängelmanagement bis 5 Jahre nach Fertigstellung der Baumaßnahme. Die Ausschreibung und Vergabe des Generalunternehmers wird Aufgabe des Projektsteuerers sein. Die GESOBAU AG plant in ihrer Wohnhausgruppe (WHG) 3202 Stollberger Str. 57 + 59 in 12627 Berlin die Fertigstellung des seit drei Jahren ruhenden Neubauvorhabens bestehend aus einem 14-geschossigen Hochhauses, einer 7-geschossigen Winkelbebauung, beide vollunterkellert und einer Tiefgarage. Über dieses Vergabeverfahren sollen die Leistungen der Projektsteuerung für das vorgenannte Vorhaben vergeben werden. Bestandteil der Projektsteuerungsleistung ist die Vorbereitung einer GU-Ausschreibung (VOB) im EU-weiten Verhandlungsverfahren mit Teilnahmewettbewerb, sowie die Begleitung und Auswertung des Vergabeverfahrens. Des Weiteren beinhaltet der Leistungsumfang die Projektsteuerung der Planungs- und Ausführungsphasen bis zur Fertigstellung der Gebäude, der Außenanlagen und der erstellten Platz- und Wegeflächen sowie das Mängelmanagement bis 5 Jahre nach Fertigstellung der Baumaßnahme. Weiterer Aufgabenschwerpunkte sind die Koordination und Überwachung der Termine und Leistungen aller Versorger sowie die Überwachung und Koordination der Maßnahmen des Arten- und Naturschutzes. Die Beauftragung der Projektsteuererleistungen erfolgt in nachfolgend genannten Stufen: 1. Stufe: Projektvorbereitung, Vorplanung 2. Stufe: Begleitung des VOB-Verfahrens mit integriertem Wettbewerb 3. Stufe: Projektcontrolling während der Projektplanungsphase 4. Stufe: Projektcontrolling während der Realisierung 5. Stufe: Projektcontrolling während der Abnahmephase 6. Stufe: Mängelmanagement
