Description

Die Stadtverordnetenversammlung der Stadt Kassel beschloss 2019 die Zusammenarbeit mit der GWG Projektentwicklung GmbH sowie die Gründung der Stadt Kassel Immobilien GmbH & Co. KG (SKI) zur Umsetzung des städtischen Schulsanierungsprogramms. Die SKI übernimmt dabei die Bauherrinnenfunktion, unterstützt durch die GWG Projekte in Projektleitung und Projektsteuerung. Für die Georg-August-Zinn-Schule (GAZ) in Kassel-Oberzwehren ist aufgrund veränderter pädagogischer Anforderungen, der geplanten Integration einer Grundstufe sowie der Schulbauleitlinie der Stadt Kassel die Modernisierung und Sanierung des Nordbaus vorgesehen. Grundlage hierfür bildet eine im Rahmen der "Phase Null" erarbeitete Konzeptstudie, die ein pädagogisches Lern-Cluster-Konzept entwickelt und die grundsätzliche Umsetzbarkeit im Bestand nachweist. Mit Beschluss vom 08.12.2025 wurde die GWG Projekte mit der Planung und Umsetzung des Projektes "Umbau und Sanierung des Bestandsgebäudes Nordbau" beauftragt. Ziel ist die Entwicklung eines modernen Schulgebäudes für eine fünfzügige Sekundarstufe I mit ca. 700 Schüler*innen einschließlich der erforderlichen Bereiche für Verwaltung, Teamarbeit und Schulverpflegung. Die Umsetzung der Baumaßnahmen erfolgt abschnittsweise und derzeit ohne Interimslösung. Das Leistungsbild des AN orientiert sich an den Leistungsbildern der HOAI und der AHO und umfasst die Leistungen der Generalplanung in folgenden Leistungsbildern: Generalplanerleistungen Architektur Landschaftsplanung Tragwerksplanung TGA HLSK TGA Elektro Thermische Bauphysik Schallbauphysik Brandschutzplanung Baulogistik Optionale Leistungen: Küchenplanung Fassadenplanung Über die Festbeauftragung nach hinaus hat der AN Leistungen nur nach vorangehendem schriftlichen Leistungsabruf zu erbringen.
