WBO 2.0 Wohnbebauung mit Kindertagesstätte Westend-/Zschokkestrasse WZ2, Bauphysik mit Energetische Fachplanung und Baubegleitung Planungsleistungen gemäß • HOAI 2021, Anlage 1 (zu § 3 Absatz 1) - Weitere Fachplanungs- und Beratungsleistungen, Ziffer 1.2.2 Leistungsbild Bauphysik • AHO Schriftenreihe Nr. 23, Wärmeschutz und Energiebilanzierung, Stand Aug. 2022 • AHO Schriftenreihe Nr. 44, Bauakustik - Raumakustik - Schallimmissionsschutz, Stand Jul. 2023 sowie energetische Fachplanung und Baubegleitung Neubau von sechs Wohngebäuden mit mindestens 420 Werkswohnungen (ca. zur Hälfte öffentlich gefördert), einem Quartierscafé, einem Alten- und Service-Zentrum (ASZ), einer städtischen Kindertagesstätte sowie einer Tiefgarage im Baufeld WA2 als zweiten von drei Wohnbauabschnitten im neuen innerstädtischen Quartier an der Westend-/ Zschokkestraße München-Laim. Kennzahlen: Grundstücksfläche: ca. 17.208 m2 Geschossfläche: ca. 41.100 m2 Bruttorauminhalt: ca. 129.465 m3 BGF Tiefgarage / Keller: ca. 13.785 m2 BGF oberirdisch Wohnen: ca. 38.400 m2 (davon ca. 19.200 m2 geförderter Wohnungsbau) BGF oberirdisch Nicht-Wohnen: ca. 2.700 m2 (davon Kindertagesstätte ca. 1.600 m2) Projektspezifische Anforderungen: - BIM-Methode (Einsatz der branchenüblichen Dokumente wie etwa AIA und BAP, Nutzung einer BIM-fähigen Projektplattform und Anwendung einer kollaborativen Arbeitsweise) mit Ziel: As-Built-Modell. - Einsatz langfristig wirtschaftlicher, einfacher, energieeffizienter, nachhaltiger Baukonstruktionen und Materialien nach Wirtschaftlichkeitsuntersuchungen (klimaresiliente Planung) und teilmodulare Bauweise.
