Description

Das Projekt umfasst die Generalsanierung von einem Frauenobdach mit insgesamt 1 Hauseingang, EG, 5 OGs und DG aus dem Baujahr 1957. Das Objekt liegt in der Maxvorstadt West an der Karlstraße 51. Dieses Gebäude umfasst insgesamt 40 Wohneinheiten mit einer Wohnfläche von 747 m² und einer Gewerbefläche von 370 m². Ziel ist die Wiederherstellung einer gesunden Wohnqualität, die Anpassung an die Bedürfnisse des Trägers sowie die Erreichung eines Effizienzhausstandards (EH 100 oder besser), um die Energieeffizienz des Gebäudes zu steigern, den CO2-Ausstoß zu minimieren und eine langfristige Kosteneinsparung für den Träger und Bewohner*innen zu erreichen. Zudem wird das Gebäude aufgrund der schlechten Bausubstanz brandschutztechnisch ertüchtigt. Das Gebäude wird hierfür vollständig entmietet. Brandschutz- und Schadstoffgutachten werden noch erstellt.
