Description

Die Grundsanierung umfasst das Beulenhaus, Küchengebäude und Remise in der Schwaanschen Str. 4-5 in Rostock. Die Gebäude sind von hohen bauhistorischen Wert, da sie in Teilen bis ins 17. Jahrhundert zurück reichen. Die BGF beträgt ca. 2.011 m², der BRI umfasst ca.6.743 m³ und die NUF 1-6 ca. 840 m². Die Grundsanierung erfolgt unter der Prämisse der denkmalpflegerischen Zielstellung für alle Bauteile. Die Planungsleistungen der Tragwerksplanung werden ab der Lph 2-8 entsprechend des spezifischen Leistungsheftes vergeben. Im Rahmen einer Machbarkeitsuntersuchung wurde eine Belegungsplanung erarbeitet. Des Weiteren wurden diverse Gutachten, bereits im Vorfeld erstellt. Besonderheiten der Tragwerksplanung sind u.a. Fachwerkbauweise mit ausgemauerten Gefachen, Geschossdecken: Holzbalkendecken mit Einschub und Satteldach als Kehlbalkendach mit Kopfbändern. Geschätzte Kosten: KG 300 ca. 5,1 Mio ; KG 400 ca. 1,37 Mio Die Planungsvergabe erfolgt gemäß VgV 2016 über ein Verhandlungsverfahren mit Teilnahmewettbewerb. Der Bewerber, der auf der Grundlage seines Angebotes die bestmögliche Lösung der Aufgabe erwarten lässt, erhält den Auftrag. Vom zu beauftragenden Planer ist zunächst die Leistungsstufe 1 (LPH 2-4) zu erbringen. Die Fertigstellung der EW-Bau wird bis 02/2027 nach Auftragserteilung erwartet. Die zur Gewährleistung der Zieltermine erforderlichen Kapazitäten müssen vorhanden sein. Die RLBau M-V ist zu beachten.
