Description

Die Wohnbebauung im Alten Schloss Oberschleißheim, Wilhelmshof 1-6, Maximilianshof 6 und Effnerstrasse 10, ist in einem sehr schlechten Zustand und muss überwiegend generalsaniert werden. Bei dieser Aufgabe geht es um eine grundsätzlich funktionale und bautechnische Beurteilung der Sanierbarkeit der vorhandenen, überwiegenden Wohnnutzung im Bestand. Der Umfang der Untersuchung erstreckt sich auf die Bauteile 1A - 1D, 2A und teilweise 2B (s. Lageplan) mit insgesamt ca. 2.400 m² Nutzfläche, 18, leerstehenden Wohnungen und einigen anderen Nutzungseinheiten, von denen sich die meisten in einem baufälligen Zustand befinden. Um die baulichen Maßnahmen für eine Sanierung und Modernisierung festlegen zu können, wurden am 14.01., 21.01. sowie am 26.01.2025 Baubegehungen unter Teilnahme des Bauamtes und der an der Planung fachlich Beteiligten durchgeführt. Dabei wurden die unterschiedlichen Bauzustände in drei Kategorien eingeteilt. Es wurde festgestellt, dass auf Grund des allgemeinen schlechten Bauzustandes, ein umfassender Sanierungsbedarf für alle Wohnungen besteht. Tragwerksplanung, LHP 1-6 gem. Leistungsbild § 51 HOAI inkl. ingenieurtechnische Kontrolle (LPH 8)
