Architekturleistungen im Leistungsbild Freianlagen im Neuen Stadtquartier "Elisabeth-­Aue" Teilprojekt 1. Die Planung hat die wirtschaftlichen und technischen Vorgaben des AGs zu berücksichtigen. Architekturleistungen als im Leistungsbild Freianlagen. Leistungsinhalte: Grundlagenermittlung, Vorplanung, Entwurfsplanung, Genehmigungsplanung, Ausführungsplanung, Vorbereitung und Mitwirkung der Vergabe, Objektüberwachung - Bauüberwachung und Dokumentation, Objektbetreuung (vgl. Lph 1 bis 9 gem. HOAI). Stufenweise Beauftragung wie folgt: Stufe 1: Grundlagenermittlung, Stufe 2: Vorplanung, Stufe 3: Entwurfsplanung, Stufe 4: Genehmigungsplanung, Stufe 5: Ausführungsplanung, Stufe 6: Vorbereitung, Stufe 7: Mitwirkung bei Vergabe, Stufe 8: Objektüberwachung und Stufe 9: Objektbetreuung. Die Beauftragung umfasst zunächst nur die Stufe 1 bis 3. Die Beauftragung der weiteren Stufen ist für den AG optional. Zum Leistungsumfang des AN gehören zusätzlich alle Leistungen etwaig erforderlicher Sonderfachleute und Gutachter. Planung der Freianlagen für das Teilprojekt 1 des Neuen Stadtquartiers „Elisabeth-Aue“ in Berlin-Pankow. Es handelt sich um die Planung der Grünflächen mit Spielplatzfläche(n) inkl. Entwässerungskonzepts und Wegeführung. Der aktuell in der Aufstellung befindliche Bebauungsplan 3-89 schafft Baurecht für ca. 900 Wohnungen und eine Integrierte Sekundarschule (ISS). Der Baubeginn der ersten Wohnungen ist für das vierte Quartal 2026 vorgesehen.
