Planungsleistungen Technische Gebäude Ausrüstung Garath Koblenzerstraße (EFRE) Das Projekt "(Teil-)Umbau der Bezirkssportanlage Garath" umfasst die Modernisierung und energetische Sanierung der beiden bestehenden Umkleidegebäude. Die Planung liegt derzeit bis Leistungsphase 3 vor.; die Architektur- und TGA-Planungsleistungen der Leistungsphasen 4-9 werden ausgeschrieben. Während die Sanierung der Umkleidegebäude verfahrensfrei erfolgt, ist für den Container eine Baugenehmigung erforderlich. Der Leistungsumfang umfasst den Rückbau der bestehenden Außenwandkonstruktionen einschließlich Dämmung sowie die Herstellung neuer Fassaden mit WDVS bzw. hinterlüfteter Konstruktion. Darüber hinaus werden sämtliche Eingänge barrierefrei umgestaltet und je Gebäude eine barrierefreie WC-Anlage hergestellt. Zudem erfolgt die vollständige Erneuerung der technischen Gebäudeausrüstung mit neuen Fernwärmestationen, Fußbodenheizung, Lüftungsanlagen, Elektroinstallation, LED-Beleuchtung und Sanitäranlagen sowie die Installation von Photovoltaikanlagen auf den Dachflächen. Baubeginn: 4. Quartal 2026, Fertigstellung: 4. Quartal 2027. Das Projekt ist Bestandteil eines Förderprogramms. Im Rahmen der Förderung werden die Sanierungsmaßnahmen für beide Gebäude separat ausgeschrieben. Die Gewerke werden jeweils für Gebäude 01 und Gebäude 02 getrennt vergeben. Aufgrund der Förderung müssen die Planungsleistungen der beiden Gebäude separat dargestellt werden.
