Description

Die Westfälisch-Lippische Vermögensverwaltungsgesellschaft mbH (nachfolgend nur: WLV) realisiert das Bauvorhaben Ersatzneubau Urbanstraße 10 in Münster (Bahnhofsviertel) als Ersatzbau für zwei Bestandsgebäude. Das Baufeld an der Urbanstraße umfasst drei Bestandsgebäude (A, B, C). Die Gebäudeteile B und C wurden abgerissen und werden durch moderne Verwaltungsbauten sowie eine zweigeschossige Tiefgarage ersetzt. Es wird an das zu erhaltende Bauteil A angebaut. Das 6.135 m² große und für den Ersatzneubau vorgesehene Grundstück wird dreiseitig von der Achtermannstraße, der Von-Vincke-Str. und der Urbanstraße umschlossen. Im südlichen und nördlichen Bereich des Grundstücks grenzen Nachbarbebauung an. Der Ersatzbau umfasst eine Grundfläche von rd. 2.070 m² mit einer Bruttogrundfläche von rd. 15.818m². Der Bruttorauminhalt betragt ca. 61.936m². Das Gesamtgebäude soll eine elementierte Vorhangfassade als vorgefertigte Holz-Sandwichelemente mit Keramikelemente als Fassadenbekleidung, hinterlüftet, Dämmung in Konstruktionseben erhalten. Der Sonnenschutz wird in die Elementfassade integriert. Das Vorhaben soll DGNB Gold Standard zertifiziert werden. Die WLV wird das Gebäude an den LWL vermieten. Gegenstand des zu vergebenden Auftrags ist die schlüsselfertige Errichtung des Ersatzbaus auf Basis einer Funktionalen Leistungsbeschreibung (FLB) mit Leitdetails, wobei der Auftragnehmer als sog. Generalunternehmer nicht nur mit sämtlichen Ausführungsleistungen, sondern auch mit allen erforderlichen Planungsleistungen, beginnend mit der Ausführungsplanung beauftragt wird.
