Totalunternehmerleistungen mit sämtlichen erforderlichen Planungsleistungen für alle erforderlichen Leistungsbilder der HOAI für die Generalsanierung eines Studierendenwohnheims, Haus 13 in der Studentenstadt. Der Auftraggeber beabsichtigt, das Studierendenwohnheim "Haus 13" in der Christoph-Probst-Straße 6 in 80805 München vollständig zu sanieren. Das Studierendenwohnheim Haus 13 - auch "rotes Haus" genannt - umfasst insgesamt 8 Geschosse (1 Kellergeschoss und 7 Vollgeschosse) und bietet 181 Wohnplätze für Studierende, jeweils in Einzelappartements mit eigenem Bad und Küchenzeile. Gegenstand dieses Vergabeverfahrens ist die Beschaffung von Totalunternehmerleistungen mit sämtlichen erforderlichen Planungsleistungen für alle erforderlichen Leistungsbilder der HOAI für die Generalsanierung dieses Studierendenwohnheims. Ziel ist die schlüsselfertige Generalsanierung (Planung, Schadstoffsanierung, Entkernung und Bauleistungen) des Studierendenwohnheimes Haus 13. Hierfür sind alle für die Generalsanierung notwendigen Planungsleistungen von dem Auftragnehmer oder von ihm zu beauftragender Nachunternehmer zu erbringen. Dies umfasst insbesondere alle jeweils erforderlichen Leistungsbereiche analog der HOAI (Grundleistungen und Besondere Leistungen), wie beispielsweise die Objektplanung Gebäude und Innenräume, die Freiflächen- und Infrastrukturplanung, die Fachplanung Technische Ausrüstung, die Fachplanung Tragwerksplanung sowie sonstige erforderliche Planungs- und Gutachterleistungen. Auch alle Bauleistungen (einschließlich der Schadstofffreimachung und vollständigen Entkernung bis auf die tragende Struktur) sind vollumfänglich durch den Auftragnehmer und dessen Nachunternehmer zu erbringen und die Räumlichkeiten funktionsfähig, betriebsbereit und schlüsselfertig herzustellen. Ferner hat der Auftragnehmer - eine entsprechende Beauftragung vorausgesetzt - die Leistungen der Leistungsphase 9 analog HOAI zu erbringen. Die Übergabe des bezugsfertigen Gebäudes sowie die Abnahme muss spätestens zum 1. Dezember 2028 erfolgen. Das Bauvorhaben hat den Fördermittelbestimmungen zu entsprechen, um eine maximale Förderung zu erzielen (siehe auch: Richtlinien für die Förderung von Wohnraum für Studierende (StudR 2023), Bekanntmachung des Bayerischen Staatsministeriums für Wohnen, Bau und Verkehr vom 4. August 2023 (BayMBl. Nr. 441), die durch Bekanntmachung vom 11. November 2024 (BayMBl. Nr. 567) geändert worden ist, ("Richtlinien für die Förde-rung von Wohnraum für Studierende") (Anlage 807) sowie die Besonderen Neben-bestimmungen zur Projektförderung für Wohnraum für Studierende (BNBest-P) (Anlage 807a). Für den Abruf der Fördermittel ist der Auftragnehmer nicht verantwortlich.
