Description

Das Bauvorhaben befindet sich in der Innenstadt von Melsungen, an der Straßenecke Rotenburger Str. 10 / Obere Mauergasse. Das im Jahr 1838 errichtete "Alte Kasino" mit 2 Geschossen plus Dachgeschoss wurde in den 1970er Jahren baulich verändert. Der mittlerweile denkmalgeschützte Gebäudeteil aus Mitte des 19. Jahrhunderts wurde seinerzeit um einen, aus heutiger Sicht strukturell nicht erhaltenswerten, Anbau mit Aufnahme eines Foyers, Bühnentechnik und Saal erweitert. Die Erweiterung um ein zusätzliches Stuhllager folgte im Jahr 2000. Das Erdgeschossniveau des Bestands liegt ca. 1,30 m über dem Straßenniveau. Der gesamte Bestand ist unterkellert. Der Anbau aus den 1970er Jahren wird abgerissen und um einen neuen unterkellerten Anbau mit Foyer und Restaurant erweitert. Das Untergeschoss wird in WU-Beton ausgeführt, die Hauptkonstruktion des Anbaus ist eine Stahlkonstruktion, die Dachdecke eine Holzsystemdecke. Die vorliegende Leistungsbeschreibung umfasst die Dachdeckungs- und Klempnerarbeiten: - Rückbau und Neudeckung des schräg geneigten Dachs des denkmalgeschützten Gebäudeteils als Biberschwanzdeckung (ca. 750 m²) mit dazugehörigen Dachdurchdringungen, Entwässerung etc. - Flachdach (0% Gefälle) mit Retentionselement und extensiver Begrünung (ca. 590 m²), 4 großformatige Dachflächenfenster (tlw. als RWA), Dachausstieg - Flachdach (0% Gefälle) mit Dränelement und extensiver Begrünung (ca. 80 m²)
