Description

Het project Koningswei betreft de transformatie van het huidige Koningsplein - inclusief de Anna Paulownahof - in het centrum van Tilburg naar een groene, klimaatadaptieve verblijfsomgeving. Het overwegend stenige plein wordt heringericht als daktuin op het dek van de bestaande parkeergarage Koningsplein. Het projectgebied vormt een groene verbinding tussen het kernwinkelgebied, de Piushaven en het Stadspark Oude Dijk, en maakt onderdeel uit van een bredere stedelijke ontwikkeling waarbij ontwikkelaars aan de oostflank van het plangebied nieuwe woon- en horecagebouwen realiseren. De opdracht omvat twee fasen die in samenhang worden aanbesteed: Fase 1 - Bouwteamfase (Diensten); Fase 2 - Realisatie- en onderhoudsfase (Werken). De kern van de opgave ligt in de daktuin: aanleg van een park op het dek van de bestaande parkeergarage, voorzien van bomen (in boombunkers) welke een voorbereidingstraject benodigd hebben, heesters, vaste planten, een waterretentie- en infiltratiesysteem, een buffertank voor irrigatie, definitieve en tijdelijke verhardingen, hemelwaterafvoer, aanpassen van de bestaande pergola. De constructieve mogelijkheden en waterdichtheid van het bestaande parkeerdek vormen een harde ontwerprandvoorwaarde. Van de Aannemer wordt in de bouwteamfase uitdrukkelijk uitvoeringstechnische meerwaarde verwacht op het gebied van maakbaarheid, fasering, kostenbeheersing en omgevingsmanagement in een hoogstedelijke context. De Aannemer treedt tevens op als V&G-coördinator ontwerpfase en heeft een coördinatieverplichting ten aanzien van het totale Bouwteam, de boomleverancier(s) en neven-aannemers voor openbare verlichting. De opgave heeft de volgende geschatte omvang: Totale oppervlakte: 12.000 m2 Oppervlakte daktuin: 8.000 m2 De Aanbestedende dienst raamt de bouwteamfase op een opdrachtwaarde van circa € 180.000,= exclusief btw. Het taakstellend budget voor de realisatie (inclusief 2 jarige onderhoudsperiode na oplevering) bedraagt € 5.200.000,= exclusief btw. Aan deze bedragen kunnen geen rechten worden ontleend.
