Description

L'opération porte sur la réhabilitation de la résidence Jean-Paul Sartre, située à Belfort. Située rue Gaston Defferre à Belfort, la Résidence Jean-Paul Sartre, objet du présent marché, a été livrée en 1993. Elle est composée d'une tour en R+10 et d'une barre en R+5, reliées entre elle par un accueil en rez-de-chaussée et des passerelles extérieures. Hormis une réfection progressive des logements, une rénovation de l'étanchéité et de l'isolation des toitures et le remplacement de certains caissons de ventilation, le bâtiment demeure dans sa globalité proche de son état d'origine et souffre aujourd'hui de défaillances et de dysfonctionnements fonctionnels, techniques, énergétiques et de confort qui impliquent une réflexion globale sur sa réhabilitation. L'opération de réhabilitation et réorganisation du site devra répondre aux enjeux suivants : • Réaliser les travaux en prenant en compte la contrainte de l'amiante, selon les diagnostics fournis • Améliorer le confort thermique des occupants ; • Améliorer les conditions de vie des étudiants en créant des espaces de convivialité et d'échanges intérieurs et extérieurs qui soient agréables et fonctionnels • Résoudre les désordres techniques et réglementaires découlant de la vétusté du bâtiment ; • Associer à la restructuration une démarche environnementale et de développement durable ainsi que de qualité de vie et d'ergonomie des espaces communs (qualité de l'air, réduction des émissions GES, confort acoustique, confort hygrothermique, confort visuel, …) ; • Réduire les dépenses énergétiques du bâtiment ; • Mettre en conformité l'établissement avec l'accessibilité des personnes à mobilité réduite et la réglementation Incendie.
