Servicios de dirección de obra; dirección de ejecución de obra; coordinación de seguridad y salud y dirección de las instalaciones, referidos todos ellos a las obras de construcción de 32 alojamientos compartidos con servicios comunes destinados al alquiler asequible ubicado en la plaza de La Memoria Histórica, del barrio de Torrero en Zaragoza. Visto que en el Proyecto básico no se contempla la totalidad de las obras de acondicionamiento de los servicios comunes, pues se esboza pero no prevé los usos que han sido objeto de un proceso participativo que Zaragoza Vivienda ha llevado a cabo en colaboración con la Universidad de Zaragoza, se advierte que en el objeto del presente contrato se encuentran incluidas las tareas de dirección facultativa tanto de las obras contenidas en aquel Proyecto básico como las que se definan en subsiguientes proyectos de obra y/o actividad para la adecuación de los espacios a los usos derivados del proceso participativo El servicio se compone de dos fases: FASE I: coincidente con la duración de las obras cuyo plazo se ha establecido en 15 meses, como mínimo, ya que antes del acta de inicio de las obras, se tendrán que realizarse diversas acciones de estudio y comprobación. Y una vez terminadas las obras el tiempo necesario para elaborar toda la documentación para la tramitación de la licencia de primera ocupación y la solicitud de las ayudas concedidas. FASE II: 24 meses (2 años) desde la recepción conformada de las obras. Propuesta técnica umbral mínimo puntuación del 50% para pasar a la fase valoración criterios objetivos
