Am Querkamp, südlich der Brüder-Grimm-Schule, soll ein Quartierszentrum für Jugendliche, Kinder und ihre Familien realisiert werden. Es beherbergt eine Nutzungsmischung aus Gemeinschafts-, Gruppen- und Mehrzweckräumen sowie Büros für die Betreibenden. Das geplante Gebäude umfasst zwei Vollgeschosse sowie ein Dachgeschoss und ist nicht unterkellert. Es wird in Holzbauskelettbauweise mit massivem Gebäudekern errichtet und erhält ein Pfettendach mit extensiver Begrünung sowie PV-Anlage. Die Baustellenzufahrt erfolgt über die öffentliche Straße Querkamp. Aufgrund eines großen, zu erhaltenden Baumbestands im vorderen Bereich des Baugrundstücks, ist die Baustelleneinrichtungsfläche sehr eingeschränkt. Ein Teil des nördlich anschließenden Schulparkplatzes kann mit kleinen LKWs befahren werden. Parallel zur Straße auf dem Baugrundstück wird eine temporäre Haltebucht erstellt, die zum Be- und Entladen mit einem Kran genutzt werden kann. Alle öffentlichen Straßen, Gehwege sowie Parkräume sind freizuhalten. Das Leistungsverzeichnis umfasst: - Erdarbeiten - Versickerungsarbeiten, Rigole - Stahlbetonarbeiten für Fundamente, Bodenplatte, Aufzug, Stützen, Unterzüge, Decken - Mauerarbeiten für tragende Innenwände - TGA-Installationen wie Grundleitungen, Elektroanlagen - Baumschutzmaßnahmen Wesentliche Arbeiten: - Aushub von Bodenmaterial, Baugrundverbesserung - Wiedereinbau von Bodenmaterial bzw. fachgerechtes Entsorgen - Einbau von Rigole und Ringdrainage - Streifen- und Einzelfundamente, Betonsohle inkl. Dämmung herstellen - Aufzugsunterfahrt in WU-Beton und Aufzugsschacht herstellen - Innenwände mauern, Stahlbeton-Stützen, Unterzüge, Decken, Treppen herstellen - Grundleitungen Sanitär und Regenwasser herstellen - Einspartenhauseinführungen Elektro, Frischwasser, etc.
