Die Charité - Universitätsmedizin Berlin, Charitéplatz 1, 10117 Berlin, schreibt im Namen der Gene and Cell Therapies Incubator Berlin GmbH (GCT) den Neubau für das Berlin Center for Gene and Cell Therapies aus. Gesamtprojekt: Mit dem Projekt Berlin Center for Gene and Cell Therapies entsteht am südlichsten Teil des bestehenden Bayer Campus ( Sellerstraße) ein moderner Neubau mit Labor- und Büroflächen sowie GMP-Flächen für insgesamt ca. 720 Mitarbeiter. Das Gesamtgebäude besteht aus vier Nutzungsbereichen: IQ Spaces Expansion, Co-Lab, Inkubator und GMP Anlage. Dabei bilden der Inkubatorbereich und die GMP-Produktionsanlage das Translationszentrum. Die im Inkubator Bereich flexibel nutzbaren Labor- und Büroflächen werden vorwiegend von Unternehmensgründern (Start-Ups) genutzt werden, die insbesondere im Feld der Forschung und Entwicklung von Zell- und Gentherapien angesiedelt sind. Raumprogramm: Labore, Büros, GMP-Bereich, Lobby, Café/ Bistro, Logistik/ Lager Insgesamt werden etwa 5.700 m² Laborflächen mit daran anhängenden Büroflächen beplant, die sich auf das 3. bis 9. Obergeschoss verteilen. Die Labore werden für eine Nutzung nach S2 (BioStoffV, GenTSV) vorgerüstet. Die hier in diesem Leistungsverzeichnis beschriebenen Leistungen beinhalten ausschließlich Ausbauleistungen für das Teilprojekt GCT_Inkubator der Etagen 3-5. Trockenbauarbeiten ca. 2130 m2 Gipskartonwände F0 / F30 ca. 210 m2 Gipskartonwände F90 ca. 55 m2 Installationswände ca. 93 m2 Vorsatzschalen ca. 225 m Abkofferungen von vertikalen Leitungen 3-seitig raumhoch ca. 15 m Abkofferungen von vertikalen Leitungen 2-seitig raumhoch ca. 260 m Deckenschürzen Höhe ca. 990 mm ca. 22 St Reduzieranschlüsse an Fassaden ca. 66 St Türöffnungen herstellen ca. 2 St Raum-in-Raum-Systeme a ca. 5000x2750x2750 mm ca. 720 m2 Holzlamellen-Paneeldecke an Abhängekonstruktion ca. 20 m2 Gipskartondecken glatt Mauerarbeiten - Glassteinwände ca. 37 m2 Glassteinwand Es bestehen gesonderte Anforderungen nach dem Berliner Ausschreibungs- und Vergabegesetz (BerlAVG), siehe Vergabeunterlagen.
