Der Leistungsumfang des Auftragnehmers umfasst die schlüssel- und gebrauchsfertige sowie funktionsgerechte Erstellung eines neu zu errichtenden Operationszentrums einschließlich integrierter Planung. Dies umfasst sämtliche erforderliche Planungs- und Bauleistungen zur Erstellung und Übergabe eines mangelfreien und baurechtlich abgenommenen Bauwerkes. Hierzu gehören auch sämtliche Leistungen von Gutachtern, Sachverständigen und Prüfingenieuren, sofern diese nicht anders beschrieben werden. Die Evangelische Elisabeth Klinik Berlin plant auf dem Gelände des Klinikums den Neubau eines ambulanten Operationszentrums (AOZ). Ziel ist es, das ambulante Operationsgeschehen gezielt aus den stationären Einrichtungen auszulagern, um so Engpässe zu minimieren. Bauherrin ist die Johannesstift Diakonie gAG. Die Liegenschaft des Evangelischen Elisabeth Klinikums Berlin befindet sich im Berliner Bezirk Mitte, Gemarkung Tiergarten, zwischen der Lützowstraße 24, 25 und 26 und dem Schöneberger Ufer. Das Baufenster ist momentan von der "alten" Küche belegt. Die Bestandsflächen werden zu diesem Zweck freigezogen und zurückgebaut. Geplant ist ein in Teilen zweigeschossiger Baukörper. Der Neubau ist gemäß Bauordnung Berlin der Gebäudeklasse 3 zugeordnet. Das Gebäude umfasst insgesamt eine Fläche von 2.341 m² (BGF). Das Erdgeschoss dient der medizinischen Versorgung mit einem ambulanten Operationszentrum mit 4 OP-Sälen. Im Obergeschoss befinden sich die Personalumkleiden und die Technikzentrale.
