Beabsichtigt ist der Abschluss eines notariellen Kaufvertrags über noch zu bildendes Teileigentum an Büroflächen von voraussichtlich ca. 1.500 m² einschließlich der hierfür erforderlichen Grundstücksanteile sowie von Stellplatzanteilen beziehungsweise Stellplatzrechten für voraussichtlich rund 80 Stellplätze. Die Flächen liegen in einem unmittelbar an das bestehende Rathaus angrenzenden Bereich des sogenannten Markt Quartiers in Eschweiler und sollen langfristig der Unterbringung städtischer Dienststellen dienen. Der Vertrag umfasst neben dem Eigentumserwerb der Stadt an den genannten Flächen eine Verpflichtung der Verkäuferin zur Erstellung der Büroflächen. Danach hat die Verkäuferin das vertragsgegenständliche Teileigentum im Rahmen eines von ihr selbst auf eigenem Grundstück entwickelten Gesamtbauvorhabens herzustellen. Das Gesamtbauvorhaben ist als gemischt genutztes Gewerbe- und Bürogebäude mit Tiefgarage und Stellplatzanlage konzipiert und umfasst neben den von der Stadt zu er-werbenden Flächen insbesondere Einzelhandelsflächen sowie weitere gewerbliche Nutzungen. Das Vorhaben soll auf den Grundstücken Gemarkung Eschweiler, Flur 24, Nummern 506, 756 und 760 realisiert werden.
