Konversion Ebertplatz, Hochbauliche Bestandsaufnahme und -bewertung Das Ortenauklinikum (am Ebertplatz) wird Ende 2030 an einen neuen Standort ziehen, spätestens 2031 fällt das Klinikareal zurück an die Stadt. Durch den Umzug des Klinikstandortes stehen für das Quartier rund um den Ebertplatz und auch die gesamte nördliche Oststadt in den nächsten Jahren größere Veränderungen an. Entsprechend den gesetzlichen Vorgaben (§ 140 BauGB (1) und §141 BauGB) wurden im ersten Schritt zunächst ergebnisoffene vorbereitende Untersuchungen (VU) ausgeschrieben, um sowohl die vorhandenen städtebaulichen Verhältnisse, die allgemeinen Ziele und Zwecke einer mög-lichen Sanierungsmaßnahme festzustellen, als auch die Notwendigkeit, die Art sowie Durchführbarkeit einer Sanierungsmaßnahme zu erhalten. Für die bestehenden Gebäude auf dem zentral gelegenen, mischgenutzten Standort um den Ebertplatz in Offenburg soll nun eine hochbauliche Bestandsaufnahme und -bewertung durchgeführt werden (ca. 65.100 qm NRF). Für die Durchführung sucht die Stadt Offenburg ein kompetentes Planungsteam, das mindestens folgende Leistungsbilder umfasst: Objektplanung Gebäude und (zugehörige) Freianlagen, Fachplanung TGA (ELT und HKLS), Tragwerksplanung/Statik und Brandschutz. Der Auftrag setzt sich dabei aus vier Modulen zusammen (Modul 1: Vorbereitung, Modul 2: Analyse und Bestandsaufnahme, Modul 3: Auswertung und Bewertung, Modul 4: Szenarien und Zielkonzept (Handlungsstrategie). Die Leistung ist dirket nach Auftragsvergabe zu erbringen, ein Zwischenstand der VU als Zuarbeit zum Fördermittelantrag wird für 10/2026 erwartet, die Fertigstellung soll bis 04/2027 erfolgen.
