Description

Das Flurstück 250/11 soll im Zuge der Entwicklung der Neuen Mitte Wyhlen bebaut werden. Hierzu wurde bereits 2024 durch das Büro Baldauf Architekten ein städtebaulicher Entwurf erarbeitet. Der Entwurf umfasst sowohl das ausgeschriebene Flurstück als auch die weitere Umgebung. Für das Flurstück 250/11 sieht der städtebauliche Entwurf eine Bebauung mit einem Wohn- und Geschäftshaus, welches im Erdgeschoss Gewerbe (Gastronomie, Seniorenbüro, weitere Gewerbeeinheiten) und in den darüberliegenden Geschossen Wohnbebauung vor. Ebenfalls vorstellbar ist eine Arztpraxis im 1. Obergeschoss. Das Seniorenbüro soll im Anschluss an die Fertigstellung durch die Stadt angemietet werden. Die notwendigen Stellplätze sind in einer Tiefgarage vorgesehen. Der städtebauliche Entwurf sieht ebenfalls im östlichen Bereich des Flurstücks 250 eine Parkfläche vor, die dem öffentlichen Teil des Gebäudes zugeordnet ist (schraffierter Bereich). Die Erschließung der Tiefgarage des Wohngebäudes erfolgt über das Flurstück 250. Die Tiefgarage darf, soweit erforderlich, unter den Dorfplatz ragen (Anlage 09). Im westlichen Bereich des geplanten Baugrundstücks steht ein alter Walnussbaum, dessen Erhalt oder Fällung noch abzuwägen ist. Sowohl der Erhalt als auch eine Fällung des Baums werden seitens der Gemeinde grundsätzlich als möglich erachtet. Im Sinne einer transparenten Kommunikation gegenüber der Öffentlichkeit ist jedoch eine frühzeitige Festlegung und ein verbindlicher Kommittent zum weiteren Umgang mit dem Baum erforderlich.
