Description

Die Monheimer Wohnen GmbH plant die Errichtung von mehreren Mehrfamilienhäusern inklusive Tiefgaragen und Freianlagen auf einem Grundstück (Flurstück 714) im westlichen Teil des Stadtteils Baumberg, die sich in die umliegende Bebauung einfügen. Grundlage für die Planung ist der Bebauungsplan 39B, der eine wohnbauliche Nutzung des Grundstücks vorsieht. In dem WA 2 und WA 3 Bereich sind freifinanzierte Wohneinheiten unter Berücksichtigung folgender Randbedingungen zu planen: - ca. 25 freifinanzierte Wohneinheiten - gesamt BGF von ca. 3.000m² zzgl. TG - bis zu 3 Geschossen plus Staffelgeschoss - 2-, 3- und 4-Raum Wohnungen - Gemeinsame TG Im Vorfeld zu dem Verfahren ist eine Machbarkeitsstudie erstellt worden, die den Vergabeunterlagen beiliegt und dient als erste Einschätzung zur Ausnutzung des Grundstücks. Die AG legt großen Wert darauf, dass die erforderlichen Gebäude des zu beplanende Grundstück in Anlehnung die Machbarkeitsstudie wirtschaftlich und architektonisch optimiert sind und das zu überplanende Grundstück mit einem attraktiven Freianlagenkonzept inklusive Außenbereiche für die Mehrfamilienhäusern umgesetzt werden. Die in der Machbarkeitsstudie angegebene Wohnfläche von. ca. 2.100m² ist in der weiteren Planung zu berücksichtigen und darf bis zu +/- 10% abweichen. Inhalt der Totalübernehmerleistungen ist die vollständige Planung und die schlüsselfertige Erstellung der Mehrfamilienhäuser inkl. einer Tiefgarage sowie der Freianlagen. Dabei wird beabsichtigt eine architektonisch ansprechende, qualitativ hochwertige und nachhaltige Wohnbebauung zu errichten, das ein einheitliches Gesamtbild unter Berücksichtigung der städtebaulichen Rahmenbedingungen schafft.
