AP Ejendomme udbyder sammen med fsb en totalentreprisekontrakt vedrørende opførelse af ca. 22.850 m2 BBR almene boliger for boligorganisationen fsb på Enghave Brygge Syd, afdeling 01-106 (”fsb”), byg-gefelt N2 og N3, jf. lokalplan 494 med tillæg 3. Kontrakten vedrører opførelse af 312 almene familieboliger, herunder bofællesskaber og ungdomsboliger med tilhørende fællesarealer, teknikum og lign. AP Ejendomme er delegeret bygherre, og står for den overordnede koordinering med de andre byggefelter, mens parterne har aftalt, at fsb har ansvaret for den løbende kontakt med Totalrådgiver og Totalentreprenør. Totalentreprenørens kontaktpersoner vil derfor være medarbejdere i fsb. Udbuddet gennemføres som et udbud på udvidet dispositionsforslag med en projektoptimeringsfase, hvor parterne i fællesskab skal gennemgå og bearbejde identificerede optimeringsområder. Projektmaterialet er på tidspunktet for udbuddet udviklet til dispositionsforslag og på visse punkter nærmere til et niveau svarende til projektforslag. Bygherren og totalrådgiver har udpeget udvalgte optimeringsområder, som kan drøftes og besluttes i projektoptimeringsfasen. Efter projektoptimeringsfasens afslutning overgår totalrådgiver Vandkunsten A/S med underrådgiver Artelia A/S til totalentreprenøren, hvorefter projektet gennemføres som en traditionel totalentreprise.
