Description

Der Auftrag umfasst die Instandhaltung, Instandsetzung und Erneuerung (Sanierung) der technischen Anlagen, Baukonstruktion und Einrichtungen in den Liegenschaften der Stiftung. Die Leistungen werden in drei Kategorien unterteilt: 1. Geplante und vorbeugende Instandhaltung Die geplante und vorbeugende Instandhaltung umfasst periodische Wartungs- und Inspektionsarbeiten. Diese werden nach festgelegten Intervallen, gesetzlichen Vorgaben und den Empfehlungen der Hersteller durchgeführt. Ziel ist es, die Betriebssicherheit und Funktionsfähigkeit sicherzustellen, Ausfälle zu vermeiden und die Lebensdauer der Anlagen und Bauteile zu verlängern. Festgestellte Mängel und notwendige Folgemassnahmen sind vollständig zu dokumentieren und dem Facility Management (FM) zu melden. 2. Instandhaltung/Instandsetzung nach Abruf und Störungsanalyse bzw. Behebung Diese Kategorie umfasst die Analyse und Behebung von Störungen sowie einmalige Reparatur- und Instandsetzungsarbeiten. Bei einer Störung ist die Ursache systematisch zu ermitteln und eine geeignete Massnahme zur Behebung vorzuschlagen. Defekte oder beschädigte Bauteile sind nach Freigabe fachgerecht zu reparieren, zu ersetzen oder wiederherzustellen. Nach Abschluss der Arbeiten sind die Funktionsfähigkeit und Sicherheit zu prüfen sowie alle ausgeführten Leistungen, eingesetzten Materialien und Ergebnisse nachvollziehbar zu dokumentieren 3. Instandsetzung - Erneuerung und Sanierung Unter Instandsetzung, Erneuerung, Sanierung werden grössere Wiederherstellungsmassnahmen an verbrauchten Bauteilen sowie technische Erneuerungen verstanden, mit denen der ursprüngliche Zustand beziehungsweise die geforderte Funktionalität wiederhergestellt wird. Umfassende Sanierungen und Erneuerungsmassnahmen gehen über die normale Instandsetzung hinaus und dienen der grundlegenden Modernisierung von Gebäuden, teilweise verbunden mit energetischen Verbesserungen. Solche Massnahmen werden bei Bedarf separat ausgeschrieben und über entsprechende Einzelverträge abgeschlossen.
