De opgave bestaat uit 70 tot 80 woningen, waarvan ten minste 28 sociale huurwoningen, aangevuld met goedkope en betaalbare huur- en/of koopwoningen en koopwoningen in de vrije sector. Het woonprogramma richt zich op een gemengde doelgroep, met nadruk op starters en senioren. Naast het woonprogramma bestaat de opgave uit: Een kindcentrum voor onderwijs en kinderopvang; Een maatschappelijke ontmoetingsruimte; Een commerciële zorgruimte; Een groene parkzone met waterberging en voorzieningen voor sport, spel en ontmoeting; Parkeren, waaronder gedeeltelijk verdiept of half-verdiept parkeren. De grondprijs van plot A, B en C wordt vastgesteld op basis van een taxatieprotocol, dat de gemeente bij de start van de gunningsfase aan de geselecteerde gegadigden verstrekt.
